Need a home. Moving from Denver to Newport News, Viriginia

Kent
Home Buyer
80401

Family of 4 moving; 2 kids, big dog. Looking for 30 minute one way max compute. Want 4 bedroom, 2 bath, yard ( not necessarily acreage), preferably water front or water view. Would like to move in and live, but don’t need new build, but also not afraid of fixer-upper that will translate into $$$. Interest in foreclosure opportunities. Schools are critical. Prefer public, second would be parochial school, than private. Looking for family oriented neighborhoods. Don't want kids to have to drive to get to other friends house. Son is a competitive level gymnast (2nd in western region of US). Price range $400 to $500K. Working with relocation company (Primacy). Need suggestions on locations to live and associated cost of living: car and home insurance, groceries, taxes, etc. Any info much appreciated.

Hey Tony:

I am no lawyer, but you might want to check with the VA real estate board--I think to receive compensation for agency-type work, you have to have a RE salesperson's license.

Hi..I'm tony...I stay in hampton and I work in newport news, va. I work for a home improvement company-sell expensive windows. I feel I could be of some of assistance to you. I think i know many great neighborhoods and going prices in most. Nonetheless, I'm willing to find you a home that I know you would love for the money. Further, maybe we can work out sometype of compensation for doing so. I guarantee you after I find you some great homes and pay your realtor or find a realtor just to make the deal, you not going to miss my compensation.(money well spent or saved) Tony 757 435 0327

Hi Kent,

Do you already have an agent? If not, I'd be glad to help you and your family relocate. Besides Newport News, you have Yorktown, Tabb, Poquoson, Williamsburg, Hampton and even Smithfield that you could look. You'll want to research the school information, of course, and I would suggest visiting each school. I know it 's time consuming, but very important. I would talk personally with the school counselors/sport directors to see if they offer what your family needs. Taxes are lower in Yorktown, Williamsburg and Smithfield than some other areas. Gas is around $1.90 a gallon here give or take. You really don't have to drive far to get to shopping - plenty of Food Lions, Trader Joes and Farm Fresh around here, a few malls and lots of shopping centers from bargain to upscale within a 5 minute drive.

I'll be happy to arrange to meet and give you a tour, just shoot me off an email or call. Welcome to the area, it's a great location.

My home is for sale and might meet your needs:
- 30 minute or less one way commute anywhere in Newport News, most of Hampton/Williamsburg
- Best Newport News HS School (Menchville HS) + elementary/middle school all within walking distance
- Safe crime-free family oriented neighborhood. Not on a through street, you'll appreciate the light traffic
- 2.5 bath
- Corner lot with a big fenced back yard for your dog
- Ready to move in and live, no fix up required at all, pretty new house (1999)
- Priced ($314K) below your price range
Where I come up short:
- Good sized house (2610 sg ft), but 3 bedroom vice 4
- Not water front or water view; 1.5 miles from the water front
If you have any interest, contact me at cew8316@cox.net

Suggestions on locations to live: Even if not interested in my particular house, I would recommend being in the Menchville district in Newport News or York County to meet your school desires.

Car insurance, gas, and groceries are about the same as Colorado (I lived in Colorado Springs 97-01), but home insurance and utilities are higher here. And they have a 10% tax here when you eat out at a restaurant ! But all in all a nice area, just a little pricier than Colorado.

Hello Kent, I know your looking in Newport News but I have a wonderful listing that appears to be great for you. Its in Chesapeake Va, in the well established Marsh Creek Community, very well maintained and family oriented. Currently priced at 400K which is about 25K to 35K below the market value. Also walking distance to some of the best schools in the area (Grassfield). Take a look and let me know what you think.....

Hello Kent! There are several areas within and surrounding the Newport News area that you may like, such as portions of York County and James City County to name a few. I moved to Newport News from Connecticut 12 years ago and love the area. Since you have children, like I do, you will find the website http://www.greatschools.net a good source to seek unbiased information. Like the other agent mentioned, the Newport News school system has much more specialized and diverse programs, which all 5 of my children have been a part of. The city of Newport News also has a great gymnastic center in the 23602 area code.
Although you probably have probably bought and sold a home before, things change over time and different geographical areas vary in the process. I have a 30+ page booklet that I put together that I would like to send to you. It takes you through the whole process from loan prequalification through closing and thereafter. Please feel free to contact me if you would like a copy sent to you or if I can be of further assistance. I also have a resource center at http://www.lauranorthern.com, where you can find helpful demographical community information and conduct your own search on the entire MLS for this area and much more. Best wishes on your home search.

Hi Kent:
If you want a waterview, you might consider Poquoson where there are several family-friendly developments with water view. Alternatively, there are certain neighbrohoods in Newport News that might fit the bill. The homes in Poquoson are going to be new, while those in Newport News that I am thinking of were built in the 50's-70's.
Posquoson, as well as York County, have a good reputation for the school system- but what is a "good" school is relative. You might find that Newport News schools have more specialized programs for you children. I am not sure about the gymnastics piece. I am sure you would be looking for a good coach, which you probably will have to find outside of the schoold system.
As for cost of living, my son lives in Denver-- seems pretty comparable to here. there gasoline is a little more expensive, as is car insurance (of course he is in his early 20's- so it's hard to tell, LOL!). I think groceries are less expensive in Hampton Roads, but not that much different.
Feel free to check out my website for reources, including web sites for each school system. If you need a Buyer Agent here on the VA Peninsula, I would be glad to help.
