Need Realtor advice on several subdivisions in Brentwood

We just relocated to Nashville and would like to purchase a home in the next 60 days. We are in the process of being assigned a relocation Realtor, but in the interim, would like some advice on several subdivisions that we have seen. Can anyone provide some feedback/thoughts on the following subdivisions: Willowmet, Shadow Creek, Brookfield and Fountainbrooke? In addition to getting fair market value, we also want to be sure to buy in a subdivision that will hold its value for resale, as we may be relocated again at some point.

I hope you're doing well in your search. Be sure to ask your realtor about the road construction that is planned for Concord Rd. I'm not exactly sure how long of a stretch they're doing, but they are widening the road (which will be great in the long run and is long overdue) which may be a pain for a while. I'd get all those details before making a decision.

Hi Chris,

I have lived in the Brentwood TN area for 24 years, and am a Realtor with Keller Williams Realty. All of the neighborhoods that you are asking about, are basically off of Concord Rd, which is where I live too. My experience has been that Brentwood has appreciated every year, remained stable in bad times, or dropped marginally (2.9%) in value recently. Having said that, if you bought and sold a home within 2 years, then you may not see any appreciation.
I recommend highly that you try buying a new construction, since that's where you see more discounts or freebees, over buying an existing home. This will allow you to have a better margin on the front end.
Also, I am not sure what price range you are looking in, or where you will be working, but homes in neighborhoods closer to I 65 are easier to resell. All of the above neighborhoods are between 3-5 miles from the exit, and Concord Rd. does get very busy in the morning and evening, making the 5 miles seem more like 8-10 miles.

All of the neighborhoods you mentioned are great communties and you probably need to drive
through to see which one would best suit your needs...Shadow Creek and Courtside are newer parts of the Southern Woods subdivision and has very few lots left, therefore the value should hold with no competition to new construction in the future...also many different builders are present there and might influence your decision.Brookfield is very established with one/half acre established lots and a great community if you have children....Fountainbrooke and Willowmet are higher priced due to continued building...most of these subdivisions have been somewhat challenging on sales this past year, but Brookfield seems to be winning on that score....see below.......and congratulations....a buyer is our most valued asset at this time.

These are all great neighborhoods. Brookfield and Fountainbrooke are the two largest so they saw quite a few sales in 2008. Brookfield held its value quite well overall when you look at the average sold price between 2007 and 2008. Shadow Creek was newer in 2007 and sold twice as many homes in 2007 than 2008 and the average sold price was quite a bit higher in 2007 than 2008. Willowmet, and Fountainbrooke saw less decrease, but a decrease nonetheless in average sold price between 2007 and 2008, which most neighborhoods saw this past year.

I think Cece's answers are correct as far as lots/homes in these subdivisions. My main question for you if I were your agent would be: Where do you plan on traveling to and from each day & at what times? These subdivisions are primarily accessible via Concord Road, which tends to incur heavy traffic during peak hours. There are some back roads and the availability to use them should weigh on your decision. Just make sure to discuss these and other factors with your agent. My one recommendation to all clients is that they drive to and from the house of their choice at a couple of different times to make sure they are comfortable with the commute.

As for re-sale value, none of us have a crystal ball. The neighborhoods that you mentioned have been pretty popular in the recent past. They have also represented some of the least expensive newly built homes of their size and lot size in the area. That being said, if the old real estate adage holds true (buy the least expensive home in the neighborhood), then generally, a home that you buy in these neighborhoods should perform pretty well relative to the market.

Hi Chris,

I live in Brentwood, and just showed homes in all of those neighborhoods this week. Though similar in price, each of those neighborhoods has something a little different to offer. I think you need to look at the neighborhoods on a house by house basis. Some of the lots in those neighborhoods can be hilly and small, others level and private. Willowmet and Shadow Creek generally are the hilliest. I don't know if you are looking for a large, private yard or looking for something smaller, that has less grass and landscaping to maintain.

The houses in all 4 subdivisions are similar in age, and if you are looking at pre-owned homes, some of may be better maintained than others. Some may have more upgrades put in by the builder or the homeowner. Willowmet has a playground and is near a park, Brookfield and Frountainbrook have community pools. Schools for all the neighborhoods are excellent.

As far as resale and fair market value, once you have a Realtor, they can pull some statistics for you and show you neighborhood by neighborhood a price history, days on market, and what the homeowner paid for the house. I wish I knew exactly what the future holds as far as what real estate prices and demand are going to do, but I do know is that it is a great time to buy! Interest rates are at historically low levels, and there is a large assortment of inventory to choose from. Nashville is a wonderful place to live and I think that you will like it here. There is plenty to see and do and the area is beautiful.
