Las olas is great area, nice choice to have your 2 bedroom condo.
In the range you have suggested of 160-170K in the way of newer buildings you have a few choices like las Olas by the River, The Waverly possibly Nu River, Symphony, if you are open to possibly older buildings but with nice amenities and updated units then your choices can open some.

There are many complexes I feel are truly valuable such as Las Olas Grande, The Watergarden and the Riverhouse. However, where ever you choice to purchase, make sure to adhere to the comps sold within the last 3 to 6 months for properties on or near Las Olas so as to not over pay. Make sure you have your agent due their due diligence on your behalf before you make an offer and remember short sales and foreclosures are not always the best deals because the lender decides on the final sale value. Closer to downtown are many newer high rish condos with great amenities and close to many restaurants, dry cleaners, museums, library, and more.
A bit further East are smaller boutique buildings that are still newer construction, but without the amenities the larger buildings offer.
The Las Olas Isles, just West of the Intracoastal offers many older buildings with large units. Many of the 2 bedroom units are two masters with bathrooms attached to each and the living areas seperating them. Many have water views and get great breezes.
Short Sales and Foreclosures often offer more for your budget but there are regular sales that are priced to for quick sale close to the price of the short sales and foreclosures.
Having an agent run a search of listings in the Las Olas area with your criteria is a great way to get an idea of the buildings, their costs including monthly maintenance, and the differences of the neighborhoods in the Las Olas area.
