Generaly the seller pays the buyers agent commision. This varies from case to case but is always negotiable. Sheriff sales maybre a good option if you are handy and don't mind some sweat equity. The sheriffs office will have a list of the properties to be sold. Foreclosures are listed like other properties and an agent can help you find them. Ususally the Buyer's agent will get paid by the seller of the property , if the house is listed with an Real Estate office. The only time that can vary is if you like a home that is For Sale By Owner . In that case, the Buyer's agent you are working with can negotiate their comission with the Owner of the house. A home buyer generally does not need to pay as the listing agent shares the overall commission and offers what is called a co-op.
On a for sale by owner, you will have to pay the buyers agent or have the seller pay the agent. Commissions can vary and are negiotable but I would say average around 2.5%.
