He would be a 1st time buyer and has an income of ~$42,000/yr. We've been told about neighborhoods known as Rosemont and Bestfield and also have seen housing near St. Eliizabeths that seem to be in stable neighborhoods. We could help him out to some extent and he has could easily rent to a friend, given his 7 year history of renting appartments with friends.

Your son might like the Trolley Square area. That's where a lot of young people in his age bracket gravitate to. There are plenty of restaurants and stores wtihin walking distance. It would be best if he get pre-approved for a mortgage. I can recommend a couple of very good local lenders to help inthat process. And he will qualify for the $8,000 first time homebuyers tax credit if he buys this year. He will still be able to apply it to his 2008 tax return. The area you mention around St. Elizabeth's is very sought after by buyers in this area. You don't specify within 15 minutes of what area. There is also the Pike Creek aea which is very nice and has a lot of different types of housing to choose from. I would be glad to talk with your son and find out his housing requirements. It's definitely a good idea for him to sit down with a realtor and outline a plan of action to suit his housing needs. You can always email me for more information. FIRST ANSWER

There are several pockets of homes in and around Wilmington that may fit your son's needs. My thoughts are for your son to put together a plan of what he wants in a home and when he wants to get there. He should find a Realtor and mortgage lender with whom he has confidence and work through his plan with them. The process is assisted by professionals who know the area and can answer questions that may come up. There are several opportunities for 1st home buyers the most advertised being the $8000 tax credit and the forgiveness of transfer tax.
