Home Buying in Philadelphia>Question Details

Latifah John…, Home Buyer in Philadelphia, PA

My score is low 598, but is steadily increasing each month, What are my chances of getting a home loan? and how can I increase my score ?

Asked by Latifah Johnson, Philadelphia, PA Sun Jan 13, 2013

I started working on my credit in nov. it has since increase from the 400's to 598 and I believe I can get it up higher( by lowering my utilization on a credit card but after that I am stuck on what else I can do) , however my lease is up in July, and I cant stay here another year longer. I don't know if I should be contacting mortgage lenders to help my or if I have to wait until I reach a higher score.

A good mortgage lender can look at your credit and tell you what you need to do to get where you need to be. You may need to get up to 630 to qualify. Find a active local Realtor who does a lot of business in your are and ask him or her who they suggest. A Realtor who closes a lot of deals knows who the best lenders are.

Latifa, first let me say WOW! You have done what we Realtors tell our clients time after time to do, but unfortunately most don't. There are programs out there that will road map a plan to get your credit where it needs to be. You've done a lot of work and you just need a little more. If your able give me a call so I can introduce you to people who would love to help you get where you need to be.

My financial adviser would be able to work with you on increasing your credit score. Obviously paying your bills, time and reducing your debt is the best way to increase your credit. Feel free to email me and I will email you my advisers name and we can get you a home loan. Looking forward to working with you. Its a great time to buy before July. I would love to speak to you about any of your questions and once we work on getting you pre approved. Take care!
