My question is about 368 Leland. We purchased it in 2003 and rebuilt it in 2005. Then added a garage and workshop, which I do not see on Trulia.

Santa Clara County records show that you have a 480 sf garage. That is more important than what Trulia says.The county records also show it was built in 1945. Your rebuild probably kept enough of the original structure that it was not considered new construction. Trulia may be pulling their information from previous sales records.

Your best resource is the County Tax Assessors. If you had permits pulled and finalized then any increased living space should be reflected in the Tax records.

Many people will want to avoid having any increase cost when remodeling, including permits and tax reassessments and then when it comes time to sell they wonder why it's not showing up on the tax records. This can be problematic at sale time.

If you have permits if may be a simple process to talk with the Tax office. Without permits it could be a flag and I'd proceed with caution at the Tax or Building Permit office.

According to Fidelity National Title Company, the Public Records show 1,083 square feet of living area, 2 bedrooms, 2 baths, and a 2 car garage for your home.

Also, I recommend that you run a permit search through the City of San Jose Building Department to confirm that all of the permits received their final signatures.

The public records will not reflect the work that you did until all of the permits received their final signatures.

Why arent you asking your Realtor this question? LOL The garage does show on county records as being 480 ft. Trulia isn't perfect but its a good resource for quick and dirty information.
