Tina,
Lets see if this link works for the Old Hickory Blvd area.....this would be a great location for distance to work, schools, and shopping.......The Woodlands neighborhood seems to be active as there are 3 contracts and several for sale....Barton Vale would be nice....look for upcoming Hearthstone and Fredericksburg listings.

Hi Tina,
It's good to hear from you. Smyrna is a nice area, and it really has developed in the last few years. I would be more than happy to send you some info on the schools and the homes in that area if you would like. Also, I can send you a comparative market analysis of the properties listed in the Smyrna area. I just need to know where to send the report. In the meantime, please don't hesitate to call me with any questions you have about the different areas. I would love to hear from you and am more than happy to answer questions you have about any of the areas you have been searching.
Best of luck!!! I can be reached at 615-300-5573 or ggarland@realtracs.com.
Tina,
What I would like to do is put you on an automatic email that sends you emails each day there are new listings in the area's that you are looking at. I have a couple of buyers that I am doing this for and love it! Some have been on this system for 6 months or longer, so don't worry about taking your time. This begins to give them an idea of prices and homes available in the area. I can also send you websites to look at to find testing scores for each county and a specific school in that county. It's a great tool!
Let me know how I can help.
Michelle
Thanks for asking Ginger.
We have not decided on a location to look yet. We have ruled out Antioch (didn't feel safe), Spring Hill, and Thompson's Station for being too far out.
We looked at some new constructions in Smyrna today, but we don't know anything about schools there or home values.
We aren't ready to buy until our house in Arlington sells, so we are still just kinda driving blind.
Tina,
You have many good answers, but one of the best would be to get a Realtor who knows all the areas of Nashville, so that you may comb Bellevue, the Old Hickory Blvd area, Spring Hill or Thompson Station, Franklin,Sylvan Park, and possibly Hermitage.... Check out the links below for a few neighborhoods to start with....

Hi Tina,
Just curious....After weighing all of your options, have you decided on an area for your home search?
Since the other agents have given you lots of information already, I will be brief and say that Crieve Hall would be a perfect happy medium for you both, in your price range and extremely close to both!
Tina,
If you love Thompsons Station and the Spring Hill area I would suggest communities such as Newport Crossing, Campbell Station and Crowne Pointe. Great yards and they each have community aquatic centers. There are 3 out of the 4 great elementary school there which are Heritage, Bethesda and the new Longview. My kids went to Heritage and the teachers and parents were so friendly. Bethesda has great test scores. Longview is the stereotype of what Williamson County School District wants to take there schools to. Its an amazing school! On that side of town they will also be building a new middle and high school off of Buckner Road. Which is slated for the 09/10 school year to open. The following year will be a new elementary school, We lived in Newport Crossing and got a lot of house for the money. My husband decided to move us to Brentwood (where he worked) because he got tired of the commute. So weigh your pros and cons and hold true to what you really want. Because you never want to have "buyers remorse".
Hope this helps!
Hi Tina,
One more thing I forgot to mention. There are some really great neighborhoods in Franklin that fall into your price range. There are less homes to choose from, but they are out there.
Thanks!
Hi Tina,
I'm glad you like the area!! I have lived in this area all of my life, and depending on the time you leave out in the morning and return in the afternoon really is the biggest factor in determining your commute time. It could take you anywhere from 20-30 minutes max. But, the drive is not bad at all. You might have some slow downs but there are lots of alternate routes to get to Brentwood if there is a backup. I have had clients with your same concerns recently that drive to downtown Nashville and they have no regrets after it is all said and done. The area is really up and coming with all the new "stuff" as I like to call it. The schools are excellent, and it was just recently picked in the top 10 list of best places to live in the country!! I have a 20 month old and wouldn't want him to be anywhere but Williamson County Schools. The area is very family oriented and a great community to live in!!
I hope this helps!! If you would like for me to show you around or send you some properties to preview, I would be more than happy to help you any way I can. Feel free to call me at 615-300-5573 or email me at gingergg22@aol.com if you have any more questions!!
Thanks for the tip Ginger. The houses in Thompson's Station certainly match what we were looking for, however, how is the commute from that area? I really don't want to have much more than a 30 minute commute (my employer is just over the line in Williamson County Brentwood).
Hi Tina,
By now you have probably gotten all of the help you need, but I think you should check out Southern Williamson county in the Spring Hill, Thompsons Station area. You can get a lot more house for the money and still be in Williamson County Schools for your daughter. I am native to this area and I think you would be very impressed. Please let me know if you have any questions!! Good Luck!!
Thanks for all the suggestions!

hey tina-
these are all good recommendations.. if you want older construction, i live in crieve hall and can attest to the convenience. you can't beat roughly 10 minutes from the airport, green hills, downtown, or cool springs. it's mostly the area behind the target in brentwood north to harding road, west of edmondson pike and east of i65. it's in davidson county and the lots are typically a little bigger (the lot i live on is a little over one third of a acre) so maybe that could be enough of a yard for you.
the average list price is $255k in that neighborhood currently and the average price of a home sold in the last 90 days is $251k.
once again, lots of options between brentwood and centennial. the neighborhoods just north of crieve hall is called caldwell hall and mcmurray/whispering hills neighborhood just east of it could be options for middle ground too between your jobs. the average sales price is a little less in those two neighborhoods so you might get a little more for a little less.
hope this helps!

First, welcome to Nashville. For your price point and location needs, you have a lot of really good options. I'm in full agreement, first, with Michelle on the Indian Creek recommendation. I just sold one there that closes on September 15th, and I was impressed with what my client got for his money. It will be quite an unfair commute for your husband, however. I would also encourage you to check the following areas:
Crieve Hall/Murray Hills: Perfectly located between both of your work places. You'll find mostly ranch-style homes. In fact, one of those homes appeared on an episode of House Hunters I did and the seller's may consider selling it again in that price range (on a side note).
Eaton's Creek: If you don't mind driving a bit further to Brentwood, this area is extremely convenient to Centennial and boasts a good stock of new homes below $200K. The education facilities are relatively new in the area.
Sylvan Heights: You may get the short end of the stick with the area being so close to Centennial, however you can get a great new or old home in this neighborhood. It's going through a renaissance, but if you don't mind some transition, you can get a great deal.
Hi Tina,
Sounds like we need to get you SETTLED in Nashville. My family and I moved here 6 years ago from Denver and we love it! I, like you, didn't know where we were going to live either. My advice is to make sure you have a realtor that not only listens to your wants and needs of what you want in a home, but what kind of neighborhood you want to live in.
So now I'll move on to what may be to area that fit your needs. With your husband working in Centennial and you working in Brentwood. I would suggest two areas or cities, Bellevue and what we call Brentioch - Brentwood/Antioch area. (Keep in mind though, that there are several inbetween areas that I can recommend, but for length of reading I can indulge you with those later.) I chose these as a starting point because it gives you great access to the Interstates, Old Hickory Blvd, Harding Pike (Highway 100). Roads that you may already be familiar with. Not only that but it gives you good schools with great yards. With kids myself, I know how important that is.
Some neighborhoods are a new subdivision called Indian Creek in Brentwood/Antioch. I love the community and yards of Boone Trace and my favorite in Bellevue is the new Riverwalk on the Harpeth subdivision. It has a beautiful "aquatic center" and breathtaking walking trails.
I would love the opportunity to help you in your search and get you "Settled in Nashville"!
Michelle
Tina,
In Hermitage a few area that are really nice are The Peninsula, Bridgewater, New Hope Point (very nice, sold a home ealier this year). Ballenger Farms and Bent Creek in Nolensville uses Brentwood schools. Off south Nolensville Rd Sugar Valley, Barnes Cove. You can get a Townhouse in Tollgate village (very cool community) with a small yard but much common space. You have a lot of options.
Hope this helps
Brian
Tina,
Welcome to Nashville! I would be glad to show you around and help you find a home. There are a couple options for good schools and stay under 250, it also depends on how far you would like to drive. Feel free to contact me anytime and we can discuss your options. I look forward to hearing from you
