First, your English is fine......
Secondly, we recommend you begin your property quest by talking with your Canadian bank. We recently worked with customers(from London) that found a branch of their Canadian bank in the area of Venice that was able to provide them with very favorable terms. A loan with less than 10% down.
We also recently had a customer from N.S. who obtained a line of credit off their Canadian home from their local bank. The came to Florida with a letter from their bank indicating the amount of cash they had available to complete their transaction.
Our advice is to begin with your local bank to start collecting information. They may be able to provide financial information you are looking for.

Hello Josee, thanks for asking the question. For some time now Canadians have been looking for a way to get in to the US property market. Finally someone has come up with a way that makes it a little easier. RBC Bank, a U.S. division of Royal Bank Financial Group in Toronto, set up a program that allows Canadians to buy U.S. property worth up to $2 million with a down payment of less than 25 percent. This is great news for both Canada and the US. I would highly recommend a conversation with them and see if they meet your needs.
Once you have done this, then decide on when, where, and for what purpose you want to purchase your property. Then carefully select a real estate professional who will take the time to listen to your goals and will put achieving those goals as their highest priority. I specialize in working with Foreign National clients from the UK and Canada. I understand how overwhelming this can be at first but you are not alone. This is common for purchasing real estate in another country.
The first thing you should know is that right now the American banks are offering loans to Foreign National clients with a 35% minimum down payment requirement. So you will need to calculate how much you have to put down and work backwards to find a price that acceptable to you. With the prices being so low right now you can get a very nice condo or home for very little money.
The second thing you must know before buying an investment home here is about how the short term rental market works. If you have considered purchasing here than more than likely you plan to rent your property out while you're not using it offset your expenses and there are some very important facts to know about that. Hi Josee -- I would suggest that you secure financing for the U.S. property in Canada. Foreign nationals have quite a hard time here obtaining financing with terms that are acceptable to them. If you have your financing already in place before you come into town to find the home, it will be a lot easier for you and less frustrating. Once you have the financing, you can negotiate very hard to get the best possible price and terms in this fantastic buyers' market.
