My husband and I want to buy a house in a good school distric and neighboorhood. We like Sunnyvale 94087 and
some areas in San Jose with good school district such as Union, and even Almaden or Los Gatos. We are not so much into Cupertino school district, but I heard that there are good school districts in San Jose and Santa Clara bordering Cupertino (Morland?). Would 650K buy us anything? We want a SFH, but because of our budget we consider TH.

Thank you for your information. Especially, the insightful information about the neighborhood . It really helps! The reason we would like to stay in Sunnyvale besides the good school district is because of our commute time and the cost of commute. Both my husband and I commute to the area between Santa Clara and SJC (reverse commute - no traffic), near 101. Do you have any idea what is the commute like from 95124 area? Travel time, etc... Last weekend, we went to an open house in 95124, just to see the overall area. Then, a lady who lives across the house for sale told us that the ower decided to sell the house because they are tired of commuting to Sunnyvale!! Because of the gas price $4/gallon, the monthly gas cost and the commute time is something to consider. Fri May 9 2008, 13:18

Hi Moon - we too looked at Sunnyvale 1 1/2 years ago, decided to buy in Union school district (ZIP 95124) and are overall happy with our choice. Noddin Elementary is a decent school with high API scores, and the houses are generally of a higher quality and a much better value than those we saw in 94087. Los Gatos downtown is a short (and beautiful) drive, and the are and views are _much_ nicer than anything you'll find in Sunnyvale.
As to micro-neighborhoods, you're best advised to stay away from Camden (keep west), preferably west of Harwood, and stay south of highway 85. For value, views and good neighbors, it's hard to beat the blocks bordered by Harwood on the east, Los Gatos Almaden, Chevalier and Leigh H.S. Socially the neighborhood is a mix-- more young families working in tech companies moving in, but still many older folks and some blue-collar; all ethnic varieties, none really predominant. Our block includes people from Taiwan, Russia, Iran, and (I think) Italy. We can recommend an outstanding realtor if you need one-- super sharp, works extremely hard, and refunds 1% to you the buyer. If the schools are important and you're trying to get a little more house for your money consider commuting from Pleasanton - first rate schools, great neighborhoods and a wonderful sense of community.

There are homes available. Depending on what exactly you want 650K may make it. Have you looked at Cambrian Park? Good news! There are 147 SFR's in the school districts you mentioned! That is a lot to choose from. This doesn't even count townhouses, but I would probably start with SFR's first to see what you like. I didn't search Almaden, as it falls under the San Jose Unified School District banner, but since I do a lot of business in this area, I can tell you that there is almost nothing in that price point unless it is a townhouse. At this juncture, I would suggest you sit down with your Realtor and discuss your overall goals for buying a home. Size, amenties, schools, neighborhood, all of these factor into the pricing of a home. From there, you can discuss the various home options that exist, and start to put your plan together. You will also need to make sure you have been pre-approved by a great lender, so you have no surprises once you go into escrow.
