The catch is that we have a motorhome that we would like to drive to property and hooked up. We are not interested in building a home. At the beach, you cannot do that anymore under code. Is there anywhere in the mountains that you can put in a septic tank and a well under those circumstances. We are looking for a purchase within the next 12 months. We have property to sell at the beach.
Dan, you're partially right on the grandfathering aspect -- but grandfathering is a bit of a different issue than what Ms. Hinson is asking for--"grandfathering" has to do with land use vs. new zoning restrictions, if there are any. Here, the answer will be in the deed(s) of a particular property, and can be found at the courthouse. Generally speaking, deed restrictions "run with the land" and cannot be lessened, but can be heightened. For instance, if I buy a piece of property that has only one restriction, let's say it's that you can't have farm animals on the land, only domestic pets. Fine. But when I sell the land, I can add a restriction that says you can't put a mobile home on it. I'll disclose that to the buyer, and I'll have the lawyer who writes the deed to add that in when I convey the title. that'll be a restriction in perpetuity too. It gets a little more complex if it's a development with restrictions, and the developer reserves the right to change the recorded restrictions. and this is why we have title searches--to check out all the deed language going waaaay back. A good agent can help you navigate the process and ensure you conform to regulations and get what you want.
But Linda... when you do sell your property, give McDowell County a look -- we do have unrestricted land where you can do what you want, and we even have a couple of developments where you can drive your motorhome in and hook up!

Usually existing uses of land are grandfathered. Are you absolutely positive that you can no longer do this where you have before? Ask the town office to direct you to the person who can give the right answers.

I have two acres on the blueridge parkway near where hwy 16 and the parkway intersect. It is very private and untouched. It is bordered on two sides by the parkway. It has a spring on it to suppy safe drinkable water. It is approx. 20 mins. from Ten. and 30 mins from virginia, approx. 1.5 miles from trading post located in Glendale Springs, N.C.. It is mostly large hardwood trees with some spruce pines at rear of property. I would be interested in trade or will sale out right. I am looking for warmer climate due to pain due to injuries which increases in cold weather.

We just sold a piece of property a month ago where the folks wanted to do just that. The trick is finding unrestricted land with access to power. If you need well and septic, you'd have to install that, of course. Any property with even minimal deed restrictions in going to not allow "camping".

Hi Linda... all answers are correct, you can do that with unrestricted property. I sell lots of land here in McDowell County...we're in "the foothills" it's called, but I say it's "the edge of the mountains" because our elevation runs from 900ft on the low side to over 5000 ft. up near Mt. Mitchell! And boy do we have some views. And Lake James! We're also conveniently located near I-40, so travel up here would be easy! You can find unrestricted land in areas within 15 to 20 minutes of Asheville. The key is where do you want to live. I can help you with Brevard and Asheville areas. If you want Hendersonville or Waynesville, I would refer you to another of our agents. My website includes a link to a magazine produced by my company on the various areas in WNC that you may find useful. You can also search the MLS on my website. I do have a "hip pocket" listing for 46 acres in Hominy Valley near Candler for a little over $400K. It is very hilly with lots of trees....not really suitable for a subdivision.
