12:00. My realtor say we should be funded by tomorrow (Thursday) and recorded by Friday. Does this time line sound right. i think they may just be telling us that to keep us quiet because we have been complaining so much about how slow they are in getting things done. I have always herad it takes a few more days than that.
Everyone gave you great advice. All of the lenders will scramble to close loans by the end of the month. Since the property is in Riverside County, even if you fund early on Friday morning, you can still record/close the same day. We can fund and record the same day in Riverside County on Friday's or the last day of the month. If you want to be proactive, keep in touch with your lender and ask them to let you know when the loan funds. Once they tell you it has funded, it may take some time for escrow to be notified. Keep in touch with escrow and make sure that they rec'd the wire. There are different funding cutoff times for different lenders. Once escrow has the funds, they will tell you when they are recording. If it records on Friday, you will most likely not get confirmation of the recording/closing until 5:00-6:00 pm....even if they set it for 8:00 am. Fridays and the last day of the months are the busiest days. This Friday is also the last business day of the month. Once escrow says they have confirmation of recording....its done! Good Luck...you are almost there.
Hi Hopeful in Corona,
Typically the Standard time the lender requires to review the documents after they have been signed is 24 to 48hrs. Based on the Tuesday delivery, funding on Thursday and recording on Friday is very possible. However, because your new home is located in Corona, that falls under San Bernardino County and you should be able to set-up a special same day funding and recording. Have your agent contact escrow before closing today and ask to have this set-up. The process is almost over. You will be enjoying your new home very soon. Best of luck!
Matt
Hi Hopeful in Corona, suffice it to say that closing escrow can sometimes be more of an art than standard procedure; however, here's how to get the best answer to your question:
When you signed-off, presumably at the escrow/title office, you should have rec'd copies of what you signed and most likely the Escrow Officer's business card. Either call or email the Escrow Officer and ask him/her what day she has requested funds from the lender, and when recording is scheduled to take place. Normally, assuming the funding does not occur on a Friday (which makes you pay for interest over the weekend when you don't even own the home), the Escrow Officer will fund one day and records title the next.
Had your transaction been a Refinance, Federal law establishes a three business-day right of rescission a.k.a. "Notice of Right to Cancel" from whichever of the following events occurs LAST:
1) The date of the transaction (signing)
2) The date you rec'd your Truth-in-Lending disclosures, or
3) The date you received the actual Notice of Right to Cancel.
Best, Steve
Hopeful,
It normally takes a little longer to get thing moving with the lenders towards the end of he month.
Therefore, it makes sense that your loan would fund Thru. and record on Fri. if you singed loan docs Monday.
I would just be patient and let them do their work. I am very sure they everyone wants to close this deal asap and get you in your home by Friday.
However, it should be ok for you to keep checking for updates.
Let us know once once you fund.
Good Luck!
It would take minimum of 3 days but usually a week to close. It depends on you lender. If he is a direct
lender then it should be done within 3 days if not, i would give it a week.

Hi Hopeful,
Depends on the lender you are using. The one I generally use funds the day after docs are signed. there are many lenders that require a 24-48 hour hold on the docs before funding. Don't know why they just do. also there is a new rule that has something to do with the interest rate changing more than I think 1/4% and the loan funding is held up a few days by that. Ask your realtor why yours is being held up
Glad to see you closing escrow!! Best wishes to you!
