My husband and I have not so good credit. Our median credit score is only a 518.

My husband and I have not so good credit. Our median credit score is only a 518.

We have always rented and we have NEVER been late. I have all of our canceled checks to prove so.

We have been denied over and over again while trying to obtain a home loan. We have 3 small children and we currently live in a townhouse.

We have no yard for them to play or anything. We just want our own home.

I'm wondering if we should try to find Owner Financing or Rent to Own. The problem is I don't know where to find those kinds of properties.

Also, we don't have a down payment either. There is no way to save money while trying to raise 3 kids and my husband is the sole provider.

He is a United States Postal Employee (Mailman) so we make pretty decent money, but not a whole lot.

Brandi, There's a couple of programs that might allow you to go ahead and get into a house. THDA and Rural Housing Development. Also HUD's forclosed properties might offer an opportunity to buy a forclosure with no money down. Out of these three I am thinking the Rural Housing Program may be best for you. FIRST ANSWER
Hello B, The best advice I can give you is to seek professional help. If you contact a Certified Mortgage Planner they should be able to guied you on ways to improve your score and to see if there are some programs that you may qualify for a purchase now. The key though is to talk to Knowledgeable Mortgage Consultant.
