Hey there Cmr....
I understand exactly where you're coming from. Unfortunately, finding a seller who will Lease-to-Own their house is about as difficult as finding a true honest politician these days. I'm from SC...home of Governor Mark Sanford. :-)
I personally don't have any homes available in the AL area, but one of my associates may be able to help you out, or at least point you in a direction of someone that does in the Birmingham area. He is a Lease-to-Own Specialist just like me. Most of my Associates work with people that have bad to average credit but if you have some money to put upfront on a house (at least 3-5%), they may be able to help you.
Give him a ring or shoot him an email: http://www.bamahousebuyers.com/home and tell him that Darin said hello.
Another scenerio is to call up some people that have their house "For Rent" in the local newspaper or Craigslist.com and tell them that you're really interested in their house but only if you could buy it at the end of the lease. You may be able to find a house you like and a seller/landlord that couldn't sell using a Real Estate Agent...so he/she had to resort to renting it out.
If you do find a seller willing to Lease-to-Own his/her house and need some help putting together the paperwork, either Jason (at bamahomebuyers) or myself can be a Consultant, or your local Real Estate Attorney can work with you and the seller so it's done PROFESSIONALLY & CORRECTLY making it a win~win for everyone involved.
Best of Luck,
Darin
