My husband and I are thinking about buying our first home. We have been in a rental house for the past 4 years.

We're quite interested in making the move to our first home. We have ok credit. We took the step of buying a new car to help us with our credit. What else do we need to do and we would also like some help on how to apply for loans or look for homes, etc.

Meet with a specialized mortgage company and go through the pre-approval process. Once you have all of your mortgage concerns addressed then ask for a good realtor referral. It needs to go in this order and if the mortgage company doesn't give you very specific direction on how to get qualified, find someone else. Many people in our business are busy and they don't take time to educate buyers thouroughly enough. They should be able to give you very specific direction.

Best place to start is to hire an Exclusive Buyer Agent to represent you. EBAs represent home buyers only, and work to get you the best price and most favorable terms. You can go to NAEBA.org for a referral to an EBA in your area.

The first (and best) step is to speak to a mortgage specialist and see where you stand. There are a lot of variables when it comes to your credit rating so speaking to a lender can help you understand your score and if necessary what you need to do to improve it. The good news is that with a strong rental history that can often times help offset a less than perfect score. I'd love to chat with you over the phone or face to face. Making the move to purchase your first home is a great decision in today's market. As interest are nice, and we have enough inventory to find the perfect home for you.

You need to speak with a loan officer to find out what programs and how much of a loan you qualify for. We base everything on income, credit, and down payment. Those 3 things primarily determine what your options would be.

Another will help you discover how your credit score is determined. After you've read up on a few of these initial issues, then call a Realtor in your area.
