My husband and I are sick of renting..is there anything out there for people with not-so-good credit and no cash down?

Well, you wouldn't have any ownership rights in a lease/option, anyway.
Plus, if you have "not-so-good" credit and no cash, when, exactly, should the owner expect you to metamorphose into someone who could qualify for a loan and actually buy the property?
This is not a rhetorical question. If you have an answer, you're a good candidate. It's just that it's an essential question to actually answer.

Actually I disagree with you that people will not rent to ppl with low credit scores or little funds. I live in philadelphia and we rent to all kinds here good credit/bad credikt low income/no income. It might not be wise of the owner but there are 'sum loards' and some ppl will rent to you despite your low credit score.

With that said I also agree that it would be best to pull your credit reports and dispute negative items. Read the FCRA and dispute older debts, late payments, charge offs based on its requirements. I did this and I got rid of 4 old items in a couple of months raising my score about 60 points. Since then I have gotten about 4/5 more removed and some just dropped off. This is exactly what Lexington Law will do but they will charge you some ridiculous monthly rate, I had a consultation and it was obvious immidiately to me that cost wasn't worth the effort they put in especiallhy when I have had about 50% success rate myself for free.

My question still stands about legitimate lease-option property lists or company referrals. It is my opinion that ppl would agree to lease & eventually 'turn over' thei house to us with low credit scores and limited cash because the lease wouldspecifically state if you don't make your payments you are breaking the agreement and have no ownership rights to the property you are living on.

Let me know DBsmith2001 if you come accross and good referrals, although I doubt it would help me since you are in OH and I am in PA.

Carol's right.
Please don't take offense with this - I'm sure this a temporary condition for you and that you're used to having good credit and will have good credit again.
But nobody in their right mind is going to turn over their house to somebody with no cash and bad credit. As you know, it's hard enough to find something to rent - what with needing key money and all.
Be patient. Go with Carol's plan.

Lease-option?

I thought about this for me as well. Single-mom not a lot of cash flow to save for a downpayment and I need to get out of the city.

Googling lease option is pointless because it returns all results that ask you to pay & register for websites.

Do you know of any legitimate, local to bensalem, rent-own, lease-option sites to search for available properties?

I would pull your reports from the 3 major credit bureaus, free, and start working on repairing your credit. Will help you get a home and also give you some time to save up. If you don't know how to work on your credit yourself..... try a credit repair service like Lexington Law.

Try a lease-option.

However, channel your efforts to saving some money (not particularly for a down payment, since it's entirely possible to acquire homes without a down payment) and cleaning up your credit (not particularly for purchasing, either). Decent credit and some cash in the bank will help you in a wide range of activities.
