the mountains...what do you think of rancho santa Fe/CIELO, should we purchase a lot or a ready made home, our price range would be 1.3-1.7 mil. GINNY

Yes 2008 was bad time to buy, but 2012 is great time to buy! Tip of the day is look at when people leave their answer to a post. Somethings change daily, monthly, etc.

We had several open houses this summer with lots a buyers visiting Rancho Santa Fe, CA!

Dear Ginny, I actually recommend that you stay away from the luxury market at least temporarily, for another year or so. It's my experience that the overall luxury market has not hit bottom but is getting close. Cielo is lovely, no doubt. But sellers have not been willing to negotiate as much as they should. I have another approach for you with respect to a "closer to the ocean" community that is also luxury but closer to its bottom than RSF. Why don't you give me a call and we can dicuss your options.

I would suggest to research the agent you ultimately choose,don't just look at how much they are producing,but make sure they have a detailed understanding of the Local market.I wish you & your husband all the best!

Hello Ginny. I just purchased here myself and I can tell you it is a wonderful time to purchase. In fact, the opportunity to get into the Ranch in the price range you mention is now. You will get a wonderful return on your investment in the Ranch. With all that said, it is very important you come and check out the flavor of each community, it is very different. Cielo is very different from the older parts of Rancho Santa Fe and some people don't care for it. Another area to consider that is beautiful and Rural like the Ranch is Olivenhain.
Olivenhain is literally minutes from the center of Rancho Santa Fe and has the same topography. I would be happy to show you the different areas including Del Mar. I am also an interior designer and I have done my share of remodel and construction. There are so many great homes to choose from in San Diego Luxury Market it doesn't really make sense to go through the process. It is a buyers delight out there!

At which hospital will you be working? You commute should be a factor in making the buying decision.
How much land do you want? Are you looking for minimal maintenance?
Do you want a large home? How big is your family?
Do you have a specific architectural style?
When do you expect to make your move?
If you buy land and build the process will take approximately two years or more to get plans, permits, break ground and build. Is this agreeable to you? If you have demanding schedules, a finished home might make more sense. Would you consider a "fixer"

You are totally right Rudi. A problem is that questions like this pop up on the front page every once and a while under the auspices of being appearing to be new. It is an issue many have brought to Trulia's attention. Further, there is always a newer batch of agents starting up on Trulia and raring to go and answer questions like this in hopes of getting you said, not seeing the details of the date below the headline.

This is a great time to build and/or purchase an existing home. The cost of land is incredibly low and construction costs are at an all time low. If you can invest the time and work with an architect and contractor you would be able to design and build exactly what you want where you want. There are also many newer completed homes that are amazing buys. You have some great options! Cielo is beautiful gated community located within an excellent school district and every home site has a view. I have specialized in this community for the past ten years, know it very well. I would be delighted to give you a personal tour of Cielo and introduce you to architect's and builder's that could best discuss the building process.

If you are looking for the perfect home, nothing beats building it to your own spec. At the 1.5m mark, you may be limited to buying a ready constructed home though. Fairbanks Ranch is my favourite neighborhood in SD,

Rancho Santa Fe/Cielo is a great choice if you a mountain type terrain, fantastic views and excellent schools. Currently I have 1 listing in Cielo, on almost 4 acres, with a fantastic view over the Crosby Estates. However, there are many more properties I would be delighted to show you in this unique gated community. In my opinion it would be difficult to beat buying an already built home vs building one in the current economic climate. When are you planning on being in the San Diego area?

Congratulations on the move to the San Diego community, it offers you the mountains, beach, and the desert, so you have @ your finger-tips best of all worlds. First before you make a decision -- I would recommend ---coming out visiting and checking out the area. Also, if you have some idea of what hospital you will be associated with you might what to see which homes/lorts are near-- that you might consider.
The reason for my suggestion is that commuting can be intense, depending on the distance you are coming from in the San Diego area.

I would be looking at a home and not a lot at this time. Prices at Cielo have dropped dramatically and I believe that there are many situations that offer at or below replacement costs so why go through the time and headache of building when you can get a great home at low cost psf .

Rancho Sante Fe would be fine if it's fine for you. There are many areas of San Diego that fit the description of view in the mountains. Have you been to San Diego before. The community of Rancho Santa Fe is amazing. I would definetly purchase a home already done , versus a lot. I belive it would cost more to build right now. Their are many great properties in your price range that are new construction, that haven't even been lived in. Right now is a great time to secure a property in the areas your interested in. There are some incredible buys in your price range in the Rancho Santa Fe/Cielo area and now is the best time to purchase a completed home as with the great discounted prices that we still have at this time. I do not believe you can build a home today for the cost that you can actually purchase a home. For example there was a home on auction a couple of weeks ago similiar to what you described where it was sold for about 50% of what it would cost to buy a lot and build the same home. If you like building homes, then buy a lot. But before you do, take a look at some of the homes in the area...there are some nice ones that would be hard to build for their asking price.

Ginny: You should be able to find a home in the Cielo or Crosby areas within that price range, but the views will be variable. You might also consider SantaLuz as a possibility. Cielo does, however, have the advantage of being in the Rancho Santa Fe school district.

Lot prices have settled down somewhat in Cielo. Much of this may be due to the squeeze on lot and construction financing.

Have you considered Fallbrook or Bonsall? Depending on what hospital you are associated with, it is not a bad commute. It is gorgeous area with incredible views, lots of space and a wonderful sense of community. You can find 2-4 acre building lots from as low as $300,000 and gorgeous custom built homes in your price range. We have rolling hills, ocean and mountain views, avocado and citrus groves--a must see area if you are thinking about San Diego County.
