I have too many questions...my mother's house is under my name. I need to know what to do so I can get a good loan. What can we do if we don't have that much money for a down payment but would like to take advantage of a good deal??? HELP! I would like some bilingual (Spanish) help!

Happy to assist you few concerns:

a) If your credit scores are lower than 620 won't be able to obtain a loan
b) Requires 3.5% downpayment or more based on many issues.
c) Everything needs be reviewed determine loan status, does your mother pay you rent? Do you reside there with her?
d) You may have to do a lease purchase till your financial file recovers scores increase and a downpayment

My suggestion is to first pre-qualify for a loan. Many lenders have documents in both English and Spanish.
Call your local credit union or bank and ask for a loan officer that speaks Spanish. He will give you a "good faith" estimate. This will tell you how much you can afford and how much money that you will need to close the loan. He/ She may also suggest several different financing options to met your needs.
