My husband and I are from Toronto, and are interested in purhasing a townhouse in Naples as a family vacation

home and rental property. The townhouse is new and is being sold by the builder. How is the real estate market in Naples? Is it less affected by the sub prime problems? Have the property values in Naples fallen as much as in other cities in Florida?

Builders have one thing in mind....selling their units. They will share with you information that will make their property sound better with little regard to the overall community real estate market.

This is a question that has been answered several times but here is an interesting angle.

If you're not sure of the area and don't know where communities are and which one you like, use my Google Maps, the same as Trulia.com, and this map shows just townhouses, villas and duplexes at

If you find a community you like, see on top of each info window in the Google Map, check to see what they've been selling for at http://www.napleshomepage.com/recent_sales_menu.htm which lists homes sold by community.

Everything you need to evaluate the SW Florida real estate area is on http://www.napleshomepage.com including Bank Owned homes which have already foreclosed and held in the bank's inventory, where many of today's deals are coming from.

Hi Emily, Naples and Marco Island have had their price adjustments over the past couple of years. I believe we are reaching bottom. Prices start to stabilize, less inventory coming on the market but most important of all many properties are being sold. Very different even from the last 3 month. I have sold 3 properties to canadian buyers, 2 from Toronto and 1 from Alberta in the last 3 weeks. It is still a great buying opportunity at those prices. All of those buyers preferred to be on the beach in Marco Island, just across the bridge from Naples.
There are great new developments at fantastic prices available also. It is important to check out how many of the sold properties are going to come back on the market for rent. There could be many and if this is the case prices for those units will fall. It is important to do your homework in this market. Sometimes it is better to buy in an established area where people have friends who are looking to rent and not so many properties available for the rental market. I would love to work with you, I cober Marco Island and part of Naples, my partner covers the rest. It is a large area so we divide it so that we know the areas we show. If you are open to other areas I am selling a 1200 sq ft condo 2 bed 2 bath in apollo Beachb which is about a hour and a half north of Naples. It is like new visited about 10 times since buying it in 2001.

There is a tremendous amount of condo and condo complexes in Naples for sale. The real estate market is starting to show signs of recovering. We are affected by the sub prime problem but also with investors who are walking away from properties. There are a lot of short sales as well as foreclosures in both new and resale properties. My recommendation would be to come to Naples get with a realtor and have him give you a complete update on what is hot and what is not, if you are doing this as an investment you want to make sure you buy on sound information and not impulse. Naples, like the rest of the country, has a lot of inventory. Right now is a very good time to purchase something. We have a very dear friend that has a place they are selling in Pelican Bay. It has direct access to a private beach.
