My husband and I are being transferred to Fort Rucker sometime in 08 & are hoping to purchase something

inexpensive that would be easy to rent out once we've moved on (we will be in the area about 18 months.) Any advice?

Hello Jen:

Congrats. to your hubby for making it into flight school (I presume). I am a military spouse in your same situation (short term duty station). We opted to live on post because we have a house in GA that we were unable to sell or rent. I agree with the other agents that Dothan is only 30 miles (North Side City Limits) from Fort Rucker and Dothan has much more to offer than Enterprise, Daleville or Ozark. However, your husband might not want to be that far from post during flight school (especially morning flight line times of 4 am). He will also have breaks in between class and flight line, so living closer to the Fort would allow him to come home.

Enterprise is fairly close and is a good size city. Recently the city has broken ground for the new Mall and is due to be completed in 2010. You will find plenty of Townhome in the area. These make for great rentals for the target market - flight students. The prices range from $70k - $120k. An older single family home at the right price might be a good option as well.

Jen, I was just able to read your entire sentence and knew I must send this additional note!!

There are features about the house that would cause you in the future to ,find it very suitable for renting out...
not only a quality neighborhood...but the quality ceramic flooring in various areas. Most investors find that carpet and hardwood floors present so much maintenance that the expense is too high...then the quality of renters would probably decrease if the flooring is not well-cared for. This particular house would alleviate those potential problems...the high quality upgrade would appeal to those would would be most beneficial to your investment. I think this aspect coupled with the additional security of the fence does go well with those who have children or an additional vehicle, storage building etc.

We find that the garage on the back and the enclosed fence works well for projects and would not be an eye-sore to the neighborhood...this too is a benefit with renters to keep the property appearance well-maintained . Thanks, Eugene

FIRST ANSWER

Hi Jen,
We have remodeled a 3 bed house on a lovely, quiet street in Dothan ...( We are well acquainted with this area and street). it has excellent access to 84 WEST to Ft Rucker. Many military families live in this area as there is so many opportunities here that Enterprise and Ozark do not offer.

The house has 2 large bedrooms with a newly remodeled and quality upgraded bath; the master bedroom has a very large walk-in closet with a beautiful new bath. All 3 bedrooms have new maple stained laminate hardwood floors.

The rest of the house is a more modern open-planned living with French doors to the enclosed patio.
(dining, living, den areas with additional breakfast area),

The "dream" kitchen can hardly be compared to any other remodeled house of this calibre...
all new stainless appliances...chestnut stained cabinets to the ceiling.
Solid quartz countertops with undermount sink and tall pantry with roll out shelves are a very special feature. There is an additional office area near the laundry.( newly tiled with new hot water heater)

All new lighting fixtures throughout ;quality A/C system under warranty

The 2 car garage is entered from the back and so the front view of the house is attractive. The large level wooden-fenced in yard is conducive to so many possibilities. Large lot is about .4 acre.

The community feel of this location...as well as the quick access to shopping and quality schools is such a great benefit.

We are eager to sell and have just begun the process of going online as well as other advertising.

There would be greater benefit if we could sell ASAP without this added advertising expense.

More information can be provided as soon as we hear back. You really need to see this property as it has been treated as if I would remodel a house as a "home" for my own family. Asking $169 K and would like to consider your interest.
