community. He is selling it for $135,000. CDD is paid up. Includes a golf cart. He just bought it Oct. 2008. It was an upgraded model. Is this a good price and what question should ask him? JS

It all depends on the location, type of upgrades/condition of home and most of all how anxious your friend would like to sell it. Recently a Marbella sold for $125,000 with CDD pd in full within the subdivision. There are also two very well priced homes (all same models) that are priced below $100,000; one is a short sale. Both models that are currently under $100,000 have been on the market well above 500 days, where the one that sold at $125,000 was on the market for about 160 days. As of today, there are 55 homes on the market in Lake Ashton and 5 homes pending. Most sales occur during season which is fast approaching.

If, it's a for sale by owner, it's not being marketed to the masses via the internet. I have resided here since 2005 and have had a number of sales in Lake Ashton and other retirement communities in the area. Sales have been better this year than last year for us, and the buyers are out there. It just all depends on what they are looking for and of course, everybody is looking to get a great bargain. I am a Senior Real Estate Specialist, Certified Home Marketing Specialist, plus, and we advertise on over 300 websites since the majority of buyers now shop via the internet. We receive most of our buyers and sellers via the internet. My partner and I do not "sugar coat" or make promises; we tell it like it is and do our very best to accomplish everyone's goals. We have a number of buyers that are looking for property within a retirement community and are making plans to come down to our area to view homes. Always ask what websites they realtor advertises on (a list should be provided) and make sure your friend gets a copy of what the property looks like on the internet and how it's being advertised.
