First I would suggest you get financing in place . I have a great lender that I have worked with for 16 years if you need to get prequalified and look at financing options. That way we know what price range to shop in.next I would set up your personal property search page. That way we are only looking at available properties. When we find a potential property that fits your criteria my partner ( who is a licensed Realtor also) can usually video the property and send you the link. First and foremost , financing is the key . It makes a difference if you are a first time homebuyer using a down payment assistance program with an FHA loan or a Conventional LAN ,a VA loan or paying cash . Would you consider an FHA 203k loan if the home needs some work ? What about energy efficiency ? Are you concerned with your energy bills and if so would you consider an EEM mortgage which would help you upgrade appliances or an HVAC unit should the home be outdated? Financing is key and you should get pre approved before you look at any home . You can waste a lot of time looking on websites that don't update the listings .You can't write an offer on a property and compete with others if you don't have your financing in place . If you find the house first then try to get financing you may miss out in the deal because you weren't ready .
As far as choosing a home in a "decent" area . Decent is subjective . Please consider using the website for the school district in Las Vegas which is http://CCSD.Net . You may also want to visit http://www.lvmpd.com for crime statistics in neighborhoods . If transportation is of concern and proximity to shopping , ect . , you can get the neighborhoods walk ability score http://www.walkscore.com/.
Lastly , your best bet is to choose a Realtor who can access the current inventory . The Realtor can put your criteria in and pull up all available listings that fit your criteria and financing . Some properties can only be purchased with conventional or cash . The realtor will also help you with inspections , lenders and other pertinent information . I, myself, live in Southern Highlands which is located in SW Las Vegas, and am quite partial to that area, although I represent buyers and sellers across the entire valley. It is true, as another agent responded, that the housing inventory is extremely low currently, so it is important to make a strong offer on any property of interest, as you will likely be competing with multiple offers. With that being said, Frias Elementary (located in Southern Highlands) is an exceptional public elementary school and is one of few that offers "all day" kindergarten. The students are given many "extras" that I have yet to see any other public schools provide. I see Southern Highlands as quite quaint in comparison to Summerlin, which is also considered a nice area. There is a supermarket (Smiths) in close proximity, a Starbucks, several restaurants, a new Boy's and Girl's Club, great parks, and walking/jogging paths everywhere that really make it a nice place to be! 1. Inventory is EXTREMELY limited, so be sure to submit a strong offer the first time.
2. Many of the homes you see advertised online are "contingent" status which means they have an accepted offer, but all contingencies have not been satisfied. Basically they are not truly available.
