My family have an appartment in tower 41 miami beach , who can tell me if it's good time to sale or if it's better to rent

If you can wait more time it would be the best as prices are increasing, but if you really need to sell, just do it.

I forgot to mention that as of this writng, there are zero two bedrooms for sale right now. This is a HUGE advantage to getting top dollar.

It is hard to ascertain the future of real estate. Prices have increased because of low inventory and high demand. I think prices will continue to increase until we saw a spike of inventory. Also, banks have a lot of shadow inventory and nobody knows when they will release them. or if they will be released en masse or incrementally. The fiscal cliff is dominating the news right now. In an month we will know what will happen with congress regarding this issue;. Should the economy fall into a rescession due to this fiscal cliff issue, nobody knows what affect this will have on the real estate market.
If you want to play it safe, then this is a good time to sell the property and not have to worry about these questionable factors. On the other hand, you can roll the dice and hold on or rent the unit, hoping the current trend will continue.

I would wait a little longer and rent it instead, the market is going up and next year you could sell it for more.

It is an excellent time to either rent or sell. The inventory on the beach is very low, and the rents have steadly increased by as much as $2 per square foot in some areas of Miami. Visit our site to see our seller program. Best of Luck.

The time has never been better. You have an opportunity to get a great price for your apt. Inventory is at an time low... Call me if you would like to go through more in depth market research and comparable sales.

The market has swung around significantly during the previous 12-18 months. From a strong buyers market with inventory levels of up to 2 years we are now in a sellers market with just 3 to 4 months worth of inventory in many cases in Miami Beach.

There are currently 6 units listed within your building at Tower 41 from $220K for unit 802 to $675K for units 1508/09 (a combined unit). 5 units have sold in the previous 6 months from $135K for unit 705 which was a short sale to $370K for unit 722.

Now is a good time to sell. As long as your property is priced in line with the market, it will move. We are just about in season and buyers are hungry to purchase here. However you know how your finances are and what is best for you. The rental market is also strong and has consistently increased so again, pricing fairly you should not have any problems renting your unit and again now is a good time to list - during the high season.

It is definitely a good time to sell. Tower 41 is always in demand and as you are well aware of the amenities and the location that the building make it a tremendous value to people living there. There are currently 6 apartments listed for sale, the average asking price is $432,600.00. There are 3 apartments pending sale and 8 apartments have been sold year to date. This time of year is especially, a good time to sell since the snow birds and tourists will be in town looking for property.
