A fitness room is not common, so it's best find a home he wants with room to expand & build his own or better yet, convert an existing room. Just remember not to make it a single purpose room & that the equipment could easily be removed. Like a home with a swimming pool, not every buyer wants one!

There is a beautiful garden suite with its own bathroom and enough room for a fitness area, yoga mat and treadmill all in the same part of the house. http://www.316Rutledge.com Close by you'll find jogging around Bernal Hill exhilerating and probably one of the least 'trafficked' areas since a good portion of the top of the hill has been blocked to traffic.

I got my answer through a fitness room provider. Newhomefitness.com I can get all the equipment I want and can include the cost into my mortgage. I will be saving thousands!!!! Not too mention the Buy-Back plan they have. GREAT COMPANY! Thanks Newhomefitness. Can't wait to move in and work out.
Good answer Michael. There may be some properties out their with a fitness center already built in, but very few.

Michael has the best answer to date. Most Sellers will repaint, add new carpets or refurbish hardwood floors to get a property ready for market. Some may remodel a kitchen and/or a bath. Any extra rooms are usually staged to be dens or office space as that is what the majority of buyers want. You would need to purchase a property with the space already there to create your gym. Some sellers DO have gyms in their homes and might sell you their equipment which you could rearrange in the current space. Some buildings do have storage rooms or basement areas which can be converted to a gym. You need to hook-up with a realtor or go to a website which gives you access to all the listings like http://www.sfarmls.com (which will show you for sale property but not any sold) or you can set up your own search via districts etc. by going to many realtor websites (mine included) and find your home that way.

You’re an intelligent guy and you've already answered your own question why people don't put them in. So don’t be unrealistic, thinking sellers are going to build a specialty room in order to sell their home to you alone.
Simply put, in the world of selling property, majority “wants” rule over minority “desires.” You’re in the minority for the same reason you see more Starbuck's on every corner than you do healthy juice bars. Remember they occupy valuable real estate too!
It’s all about space. In this town where every square foot is valuable, any good designer/stager/realtor will show each room off, attracting what the majority wants thereby providing the square footage’s highest and best use. Be imaginative when you go home shopping. For every 'staged' media room you see, picture yourself ripping out the equipment and borrowing from your home equity line to build out the fitness room you desire.
If you want it all, be prepared to reach into your pocket and set your sites above $2 mil and you’ll have the luxury of more square footage in order have the fitness room of your dream. If you’re under that threshold, then get imaginative! You may also want to consider the many fine condominium’s which have a fitness center.

Just to add: You can roll the improvement expense into your mortgage. Have you considered a condo complex that has amenities such as a gym? Depending on your budget there are single family homes with gyms and yoga rooms.
In my experience http://www.rocksolidfitness.com has a pretty good selection of machines, I also like precor products; there's a fitness equipment store on Market downtown that has weights, mats, balls and the like; I think a quality contractor could install the mirrors and flooring that you select. Depending on the weight of all the equipment you may need to have some reinforcement of the floor.
I'm sure others will chime in here, but as with any home improvement you make it's likely that you may not recoup the entire investment when you go to sell.
