As you may know that Rutgers Univ got 1,000 more students accepted the admission and they place many students in hotel, e.g. 340 at Crown Plaza (was Marriott) at Somerset and run school bus over. The rental demand surged after September.
I know this question is older, but on a side note, keep in mind that there are certain loans that let you co-sign for your daughter, which could really help her credit. You could even use the property as an investment after she leaves the area. Best of luck.

Dear Inna, did you buy this one? I noticed the major road Sutton Ln just newly repaved by the township, and the University Heights just newly done as well. The whole area is very new and shine.
Of course, I also met some students walking into Rutgers Univ Livingston Campus and find out many in fact drove to park at University Heights, friends' driveway and walk over to Rutgers Univ.
One student said, if not living at the dorm, freshman may be only chose a spot for parking, then has to walk and take school bus to move around to different classes. And, most freshman chose their parking spot right at the huge parking lot next to University Heights. That is to say, if your kids going to Rutgers Univ, and live at University Heights, it would be saving a car and a commute back and forth from and to Rutgers Univ, given the rest the same.

Which campus may be a criteria important in deciding. One of my team members is a Rutgers grad and very familiar with the New Brunswick campus and housing there. I am in process of listing a multiple family home there though it will be above your limits it will have abundant other units for rental income. Feel free to email me for introoductions.

but the community is almost always sold out.
The implication is that you may NOT get one, but if you do, when you want to sell, it will be very liquidable, as every year there are Rutgers parents like you want to buy for their Rutgers kids ...
I know many students renting in this University Heights. That is to say, if you get a townhouse for under $250k, your daughter can also easily find other Rutgers classmates to sublet.

You may be able to get a 1br condo at The Commons for about $185k to $200k and that's WALK TO Edison Train Station, very easy for your family to visit NYC if you visit your daughter, I guess. If you prefer 2br condo or townhouse, Society Hill is also a great choice, and you can get a 2br condo for around $225k to $265k, and townhouse $260k to $290k, depending on the upgrade.
Your daughter doesn't want to live on campus? Its a large part of the college experience. Even if she doesn't, buying a house for 4 years in today's market, especially for someone with no income, like a student, is poor idea. In the absolute best case, you'll come out even versus renting. If home prices continue to stagnate or fall, you'll have cost yourself a lot of money by not renting.

Townhome or Condo are both good investments. Piscataway is a good area and is only minutes to Rutgers campus. You will find in your price range more condo's available then townhomes.
