My credit scores just over 600-My wifes over 700.We have a steady income w/ no collections.Are we able to qualify for a USDA home loan with my score?

We are looking to purchase in the Ridgefield or Battle Ground area with a USDA loan as soon as possible I need a lender who will work with me as my credit score seems to be the only thing that could potentially hold me back. Hopefully this summer we can get moved, so any help would be greatly appreciated!

I work with a lot of buyers being a buyers agent in this USDA area and I recommend Cody Steinmann with Pinnacle Bank and Alpine Mortgage, his number is 360-991-8920, he can be reached weekends, holidays, evenings and just about anytime and why I enjoy working with him. As for your scores, if both are on the loan it is my experience 640 is the minimum lender pulled mid score needed, not a consumer credit pull as those are typically higher. All Lenders require a 640 credit score in order to get an automated approval (GUS) through the USDA website. In the event of lower scores, we can request a "Credit Waiver" by submitted that request to the USDA which can delay the normal process as much as an extra week or so. My best recommendation is to call an experienced LO who can help you boost your scores quickly as a back up. I just help some clients raise their score over 75 points so they could get funded on a USDA loan (click on my profile and see recommendations). Please let us know if we can be of service. Hi Cory

I deal with this all the time and the lender I have used is Cody Steinmann 360-991-8920. If your scores are a little low he is very good at ways to bring them up. Scores are just one criteria though as you Debt to income(DTI) also plays a large part in qualifications. Give him a call and pick his brain, I have worked with him the past 7 years.

I don't know for sure that you can qualify, but here are three excellent lenders who will be
able to tell you in a 10 or 15 minute phone interview, and if you can't qualify yet, they will
tell you how to get ready in the quickest way.
