There are many sources of funding available ! With you have 600 plus scores, i would advise you to shop lenders without having your credit pulled. If you contact someone ant they won't talk to you regarding their programs then you need to move on.. You need to know it you and the broker fits !

If you need more income for qualifying then adding your parents as co-signers is fine but really does nothing more because it will be you & your spouse's credit scores that will matter as you two are the owner occupants.

You are in luck. There are still lenders that can provide FHA loans with credit scores as low as 580. Of course, if you could get y our spouse's score over 620, that would save you some money (both discount points and interest rate adjustment) that come with the lower FICO scores.

you do meet the minimum credit score requirement, but the lender will also consider income as a factor for how much you can qualify for. You definitely can get the 8k credit if you purchase a home before Dec 1st.
