has been vacant for almost a year but as of 3 days ago there was still a lot of furniture and boxes in the house. What do I do if there is still stuff when I walk through tonight? Is it ok to ask for money to pay for a dumpster to put everything in? Is it also ok to ask for a little bit over the price of the dumpster because of the time I will have to spent to dump all of their stuff?
Is the home a foreclosure? If so it should have been trashed-out and cleaned and a call by your agent to the listing agent is in order. Otherwise it is really common for people to move out even on the date of close and the stuff may actually be gone when you do your walk-through If they are saying that they will get the rest in the morning before the closing and you don't have time to get there to check I would hold money back at the close to ensure that they have done so. Your attorney should hold back enough to cover the size of dumpster you'll need as well as the cost to pay someone to remove the items. The money can be released when the removal is verified. GREAT QUESTION: It governed by your contract, if executed agreement stated removal of property yes you can request title company to back out fees, HOWEVER if not specified then be your cost. Anything left on property new homeowner property. If the prior owener returns for personal items they are considered treaspassing.
Yes, it is reasonable to expect this. Our recommendation is that you call waste management company for a price quote for dropping off and picking up the dumpster. Also contact you agent to remind him/her the closing will not occur if the home is not cleaned out and "broom swept."
