Hi Suzy Q! Your boyfriend can probably qualify for "something" on his own. Since he is a VET, he can do a VA loan which gives him almost 100% financing. All he has to do is come up with $1000 for his down payment, and THEY finance the rest...even his closing costs. You and he will only need to come up with an additional $350 for a home inspection once in escrow and $400 for a home appraisal..that's it and you're in!!! I do these all day long with Vets. I also have "Down Payment Assistance Programs" available, and do tons of these, where you only need $1000 for your down and your closing costs are paid. I would be happy to help you guys out and explain all the options available to both of you. Can your Boyfriend qualify by himself? He can probably use his VA Loan at 100% financing. Otherwise, if you can clear up your Tax Liens, then you may (pending your qualifications) be able to co-borrow with him on another loan program. The best scenario will be to sit down with a Mortgage Planner and discuss your options and create a possible plan to assist you to becoming a Homeowner in the near future.

The short answer is no. In order to have your income considered towards the loan they must consider your credit. And lenders always base their lending decision off of the lower borrower's credit score.
Defintitely speak with a local, reputable lender to assess your options - to see how much just your husband can be approved for or to get some advice on clearing up your credit so you may be able to get approved down the road

If your income is used then your credit must be used as well for qualifying. Also if a V.A loan is used then only spouses can qualify with the Vet or another Vet no one else.

Speak to the lender about the CalVet loan. But typically if you use someone's income to help qualify for the loan, then you must also use their credit and other info. Putting your name on title is different and much easier.
No. In order for your income to be used to qualify for a mortgage you will have to be put on the note and I am sorry to say that you will have to pay your tax liens as well. You can be on title without being on the mortgage though. Tell your husband to use his VA award letter to purchase the home. This will allow for 100% financing and the rate right now is about the same as conventional at 5% on a 30yr fixed.
