Moving to N Fulton County area from out of state - where should we live? My husband will be working off of

GA 400 and Holcolmb Bridge. We want excellent public schools for our young children (K and preschool aged) and a community that will be easy to get plugged in to with other families. We'd like to stay at or under 600K if possible.

Our family has lived in Metro Atlanta for over 120 years and we currently live in Alpharetta, close to GA 400.
This is a great area to live and the schools in N. Fulton are all very close in statistics. We have sold many homes in the 660k range and specialize in the Alpharetta area. Check out one of the best Metro Atlanta home search engines at the website listed below. Also check Hampton Hall, it is an excellent and desirable neighborhood in N. Fulton!

You might want to check out Windward. There are a variety of styles of homes and prices and it's a "plug-in" community for you and your family. It's a short commute, less than 20 minutes, to Holcomb Bridge area. The schools there are FABULOUS and there are also a variety of daycare choices.

After living in the metro Atlanta area for over 43 years I would have to choose the Alpharetta, Milton, Johns Creek area for overall quality of life. Since your husband would only be commuting a couple of exits down from there, the traffic drive would not be too severe.

The proximity to local shopping, professional services, schools, parks and recreation is outstanding. I have attached a link here to several top neighborhoods in this area and price range. There is plenty of inventory to choose from but the best quality and priced homes are still selling faster than the rest of the pack and often have competing offers.

If you chose to stay closer in Roswell or just south of Roswell in Dunwoody your husband would have either a very short commute or "reverse" commute against the flow of traffic. You will find mostly older, more traditional homes there in your price range. Again ther are some great public and private schools in the area. Some of these homes are included in the link above.

Dave is right on about South Forsyth as well. You can get more home with less taxes for the same amount of money. Schools are very good in that area too. Forsyth County has been one of the fastest growing counties in the nation since 2000 and has newer homes and related shopping centers and business area popping up on every corner. It is about 10 to 15 miles farther up GA 400 so commute times would definitely be longer from those areas. Here is a link to some of our favorite homes in the South forsyth area:

Windermere, James Creek and Fieldstone Preserve are three of our favorite in the area. We moved some friends from our Windward community here in Alpharetta to a newer and larger home in Windermere and they love it there. They have two elementary school age girls that are really happy with the schools and neighborhood friends. There are some great places to consider in N. Fulton close to Holcolmb Bridge as well as S. Forsyth county.

My reccomendation is to find a great agent who knows these areas and can not only assist you with finding the right home, but plugging you into the right community and providing you with the information about surrounding areas, churches, shopping, schools and activites.

First, the schools in Alpharetta & Roswell are excellent. This is my personal opinion in having family members in the Alpharetta school system. The curriculum challenges the students. I was surprised to find out that children in kindergarten already knew 2 – 3 foreign languages.

Second, Glen Abbey subdivision or Tuxford in Alpharetta you might want to look into. Glen Abbey you can find homes for under $600,000.00. They are mainly 6 – 5 bedroom houses with about the same number of baths. Now, Tuxford subdivision is across the street with little older homes & is renovated. The size ranges from 4 – 6 bedrooms are less expensive. In Tuxford the neighbors are always doing some activity outside with their children & are a close knit.

Third, an important factor not to overlook is the traffic & where is one going to be working.

North Fulton is a great area to be in. You will have many choices & wish you the best. If you want any addition relocation information feel free to contact me.

I relocated myself last year from South Florida. And, I can tell you, I love the Roswell / Alphaertta area! I live in Roswell, in a fantastic swim/tennis community with a very active group of young families. Many of the neighborhoods in the area are equally as nice.

In general, the North Fulton area is a very convenient place to live. We have all of the conveniences within a short distance. It is only a 30 minute or so commute downtown (non-rush hour times). I am actually just now working with a couple with young children relocate from Tampa, and they have found many beautiful homes in the area! I'm sure you will have no problem finding a community and a home that suits you.

Dear J,

You are likely to receive several answers and each will likely be somewhat of a reflection of where the agent lives or the area they work. My response is not much different. My suggestion would be for you to look at the South Forsyth County area. Why - lower taxes, less congestation, and schools equal to any N. Fulton school.

I did live in the Alpharetta area, but relocated to Forsyth County several years ago. I find it to be a less hectic area and a better place to raise a family. Plus, we wanted to be a little closer to the mountains and all of the outdoor activities that go on in the Dahlonega, Suches, Helen, etc. area. As for the price - there are several very nice communities - some golf and gated - in the county that fall within your price range. New homes builders are offering some very attractive packages in most of the communities. Your husband's average commute from the area to the Holcomb Bridge area would be about 30 minutes.

You've chosen a great area. There are many subdivisions to chose from depending on more specifics of your requirements. Whether you are looking for a large community or a small development, swim/tennis and/or golf community, there are plenty of options. Relocating can be a challenging and trying time, getting a good feel for exactly what is best for you in this new area.

The tendency would be to look North of your location of work as that's where most of the new developments are located. There are currently a lot of spec homes on the market just waiting to be moved into. The downside to that advice is the traffic going Southbound on GA 400 in the mornings and then clogging up again in the afternoons starting at about 4:00 and winding down around 7:00. Not exactly a rush hour but more like rush hours.

All that said, I would probably begin looking for housing South of Holcomb bridge along GA 400 all the way down to Buckhead. There are some great public and private schools along there and driving to work would be against the flow of traffic saving you hundreds of hours a year.

There are so many possibilities from new homes to renovations to condos etc. Just getting to know your exact requirements would allow me to guide you further. Let me know if I can help and click the link below to learn more about me.

You have come to the right place! And this part of North Fulton is a great place to live and work.

There are many subdivisions that meet your criteria here as well - your biggest decision will be choosing the right one from all of the ones available. I would recommend subdivisions such as Horseshoe Bend Country Club, River Glen, The Ridge, Thornberry, Arden Place (new), Chartwell and Country Club of Roswell (also called WIllow Springs) to name just a few!

I live (Brumbelow Road) and work in this area (my office is a half mile east of 400 on Holcomb Bridge) and have a daughter who went to Hillside Elementary and is currently at Haynes Bridge Middle School.

Hi J -

I've placed numerous buyers with your criteria right in same this immediate area - I'd strongly suggest Alpharetta, Roswell and NE Cobb County. Those areas will keep your commute very reasonable, schools will be among the best in the state and service and support facilities will be very convenient.

There are a plethora of communities catering to young families and you will have no issues finding a wide range of homes to select from. We're based right in the middle of this area, please let me know if you'd like any help or relocation information.
