Would appreciate insights from one and all. I am moving to Atlanta (Cisco - Scientific Atlanta) I am looking for real estate agents who are very caring about the customer - not all customers are same. I certainly expect help, suggestions and hard work from an agent who would help me buy my house.

I like short commute (15-20 minutes), unless going that extra mile will get me a lot more. I would rather prefer to spend the time with my family than in traffic and road.
I have 2 small kids, so Elementary school is of prime importance. That matters high up there. I would like to know Preschool options in the area, and communities comfortable for that.
Safe neighborhood, with safe communities, preferably gated.
I am looking value for money. My budget is around 200K.

What would you recommend to do - come look and buy or come, rent and live and then buy after some time. ?

The Scientic Atlanta Campus is currently in the Berkmar High School Cluster, but stronger school clusters are just a few minutes drive away. You should consider feeder schools for Peachtree Ridge or Collins Hill High Schools, both ranked among the top 25 high schools in the State of Georgia for ACT scores according to the Georgia Department of Education. For the Peachtree Ridge High School Cluster, I'd recommend considering homes served by Parsons Elementary while homes served by Walnut Grove Elementary will feed into Collins Hill High School. Please note that the clusters are changing and the construction of a number of new schools is being completed for opening in the 2009 school year because of the rapid growth in Gwinnett County, but this should provide some level of guidance for you to make decisions.

FYI, the top performing high school for ACT scores was Parkview High School, followed by Brookwood High School and Duluth High School also placed in the top 25, but the drive from these clusters may exceed your distance requirements. The feeder schools for those high schools can be provided if there is interest. A number of homes that fall within the guidelines that you provided are also available for sale in those areas. Please call on me should there be any interest in a list of those homes for your review.

Lastly, I serve the community not only as a producing real estate agent, but also as an active substitute teacher in the school system. That allows for unique insights into school operations, staff and several other matters that should be of interest to new residents. I take great pride in the work being done at Gwinnett County Public Schools as a parent of an elementary school student here, as an employee, and hopefully as your agent.

In most cases it makes sense to rent for a while to get used to the area then select the area that you like. The caveat is that you have to be willing to spend your days with driving the areas and checking out home...

It makes sense but it rarely happens.

Most of the relocation clients I have will come looking for particular things like good schools. That reduces the areas they want to look at to just a few. Then the commute, which removes a few schools, then finally the home criteria. What they are left with is only a handful of choices... or rather in this market they are left with many choices in just a few neighborhoods.

Seb -- I would happy to provide you with reference and a resume of my experience. My office is about 10 minutes from you "new office" and I live about 9 miles from 316 / sugarloaf or Cisco's Gwinnett office.
As far as rent vs buy -- right now for this area we are nearing the bottom and in fact have seen a .25% price increase in the last quarter over a year ago. I understand that .25% is really a zero but what it does say is were are not in a declining market as one would expect. So my suggestion -- ask around at Cisco and see what co workers love and hate about the commute and the schools and neighborhoods... you'll get a few dozen opinions.. then lets get together and see what is out there you will have the knowledge gained from both co workers and my years of experience to make your own decision.. rent vs buy and were.

Hi Seb. I actually live and work in the area you are describing. I would suggest that you look at Craig Elementary School which is in the Brookwood School District of Gwinnett County. It is an excellent school that feeds into Crews Middle School which is on of the top middle schools in the county as well as the state. Being in this area will put you about 15 minutes away from the Sugarloaf Parkway entrance to Cisco. Please let me know how I can best serve you? I will be happy to show you and your family around the area as well as meet with the schools for you to get the best feeling about how they will satisfy your needs. A good source of information for you is the Gwinnett County Schools website at http://gwinnett.k12.ga.us When you go there look at the accountability reports for the various schools.

Hi Seb -

We do a ton of relocation work with Prudential, we have it down to a pretty good "science". The very first thing you need to do is walk the ground - poke around the various areas that are within that 30 minute commute. Under 200 in a gated community 15 minutes away is not likely to happen - some lights take 15 minutes here.

Your agent should be able to brief on suggested areas, dive deeper on those that you find appealing. School data is abundant but you also need to get a "hands on" feel for that and how the kids fit into the school and atmosphere.
