Mortgage Advice

My husband and I are looking into applying for a mortgage. Any recommendations on where to go? Also, what is considered a good credit score to lenders? My husband has a 760, but mine is just barely a 700 (maybe a couple points lower or higher). I know other things come into play besides the score. We are considering getting an FHA loan, or want to find out about first time home buyer options. Im looking for someone that can guide me, and tell me where to start, so I can find the loan that will benefit us the most. Thanks

Even though I do FHA loans, they are very expensive when you factor in the 1.75% MIP Fee (points to insure the loan stacked on top and financed) and the monthly MI payment.

If you factor back in these things, a 3.5% rate has an effective payment rate closer to 5%

Best to try and put down 20%, but that's a lot to come up with, so maybe look at a 95% loan with No PMI.

2 Scenarios:

#1 Borrower was referred to a BANK: 5 days before closing the Bank finds a reason to turn the loan down.

What then? You’re stuck! Now you have to do the Panic Dance to search for another lender that will do the loan, but the loan has to be completely Re-Process, costing you time, money, your deposits and the house!

#2 Borrower was referred to a MORTGAGE BROKER: 5 days before closing the Bank finds a reason to turn the loan down.

What then? Your Mortgage Broker simply pulls their borrower’s Fully Processed loan file a inserts it with one of many other Lenders and the deal closes!

97% LTV-NEW- No PMI->AVOID the 1.75% FHA Fee and Monthly MI
95% LTV-NEW- No PMI!

90% LTV-NEW- 2nd Home
90% LTV-NEW- Jumbo
85% LTV-NEW- No PMI to Super Jumbo

I have a mortgage broker I would highly recommend. He is creative, professional and gets the job done. He is actually working with my cousins from Michigan who have purchased through me in Delray Beach. They are very satisfied with the process.

I can turn my purchasers over to him and not worry. The purchasers and I can focus on other things
