Mid 30's couple just starting to look to buy in Wayne, NJ......no kids yet, but planning to start

family.....would you recommend Wayne, or another nearby town? Started with Wayne, because I work there.......But really have no idea where we should be considering...........She prefers singe family home, can go up to about 450K........Both originally from NY boroughs........Thanks for any input.......

Welcome to New Jersey, I am also from NYC, Lived & Schooled (Parsons) .
Wayne is a great town to raise a family, its has a lot going for it, and the location and schools are very good.

There are some areas that are low lands, so you have to check out the areas for flood zones. Other then that , it has some very nice areas and homes.

Check out Wanaque. Most people don't realize that this up and coming town is a fantastic location with low taxes and a great school system.
It has a close proximity to some of the best nature in Ringwood State Park, but also it is convenient to shopping and public trans. to NYC. It is also a great alternative to all the many flood zones in surrounding towns like Pomton Lakes, Wayne and Oakland.

Wayne borders Cedar Grove, Little Falls, Clifton which in turn border Verona, Montclair, Bloomfield and others. These last three towns are destinations for New Yorkers and for good reason. Like many real estate associates, I have to agree that Northern New Jersey provides a lot of potential opportunities to buy a home when you're ready for the financial commitment.

I myself lived in Newark, Kearny, Union, Bloomfield, West Paterson, Totowa and now in West Milford. Please keep in mind that I have rented in many of these communities but landed in West Milford with my first home purchase in 2005. I believe you get the most for your money in this area and even if you want to head a little south from here let's say in Kinnelon or Butler, those areas are good communities also.

I just had my first child in January (now 5 months old) and of course schools systems are of utmost concern. My niece attends the local middle school and had attended Paradise Knoll (grammer school up to 6th grade). You can also get more info on http://www.greatschools.net for additional school info.

I like Wayne myself and would have enjoyed being closer to the malls and highways, but in reality it only takes me about 30 to 45 mins to bring my son to his pediatrician located in Wayne. (and that's during rush hour traffic in the morning).

Northern New Jersey is an interesting cross section of different living environments. In fact within 10 miles you can run into a variety of choices depending on whether your needs focus on accessibility, property size, school systems, etc.. This area has been my home for over 50 years and I would enjoy discussing the merits of the Wayne area and the surrounding towns.

I live in North Haledon which you would like along with Hawthorne. Both towns will get you a nice single family under $450,000 - I just closed a home around the corner from me where my buyers got a totally rehabed 3 bed 1 1/2 bath home with a big yard for $390,000. Try looking at Pequannock. Morris county has lower taxes and good schools. You might not want to go too far up Rte 23 although prices get lower the farther north you go. Rte 23 gets like a parking lot in rush hours. My email is on my profile if you would like more info.

Wayne, Little Falls, Totowa, Riverdale, Hawthorne and Clifton are all generally nice towns. As with most towns, there is mixture of different areas, neighborhoods, house values, etc. Depending on where you work in Wayne, Looking outside of Passaic County, Fairfield borders into Wayne and you can possibly get a 3 bedroom colonial or cape style under $450,000 in a non-direct flood area. Cedar Grove is not too far out of the vicinity either. It is also a nice town and voted #4 in best places to live in Essex County, New Jersey.

West Milford is not to far from wayne its a nice lake resort town with good schools and about 35 minutes away from wayne, homes are a little cheaper taxes are a little lower, you can get allot more for your money even a home with a lakefront view let m eknow if you would be interested in seeing some listings
