Hi Emily,

Congrats on the wedding! Ok, his credit is hammered. First, I would suggest that he sign up for credit repair in order to work to remove negative items listed on his credit report. This process takes 4-6 months and the fee is $399.00 (with a money back policy). During these 4-6 months he can impliment new spending and saving habits, and I will provide strategies to boost his credit score. Once we get his credit in good standing, then you both can apply for NEW Credit together, this way your good credit will be positive for his credit and should give him another boost to his credit score. Then when you go to apply for a home loan, you both can qualify for the mortgage and future car loans, etc. Life is so much easier with good credit. I will help you. Good luck!

You do not have to be married to use someone's income. Your fiance is good enough for FHA. His income will be used as a compensating factor, but will not be used on the mortgage.

FIRST ANSWER

Are you able to qualify for the Loan on your income?

Because if Fiance's credit is "shot", he probably won't be able to qualify for the Mortgage.
