Our brokerage website will list the status of the home under the home's property details. It will show up as Contngt-Fin/Ins under status if the home is contingent upon financing & inspection and the realtor has already updated the listing in the MLS. FIRST ANSWER
When information is pulled from an MLS database and uploaded to a website, generally it will only pull ACTIVE listings. Most MLS systems have recently added a CONTINGENCY or PENDING section for the Agent to fill out. So, the listing does not get put into the ACTIVE category (although it truly is), but for the sake of data pulling it is seperated. The long and short of is that the listings you are looking at are most likely ALL ACTIVE and not under contract. Hope that helps.
