Lovely house, tax is a bit steep. Is there any tax break for senior citizens (>65)? Thanks

Hi, Raphael.
As you have heard there are many tax incentives available. To see what/if any exemptions are currently being included at the address (therefore giving you confirmation that it can be lowered), you should look it up in the county's appraisal district. I would be happy to look it up for you, but Harris County's appraisal district website is: http://www.hcad.org, if you want to check it out. Just select 'address' in the top right search field. Any current exemptions will be noted.
Also, remember, TX is not charge income tax. For this reason, property taxes are higher.

As you can see, there are big tax breaks for senior citizens. One thing not mentioned was the county accessed value of the home gets "frozen" when you file your 65 and over homestead exemption with the county. It will not change as long as you own the home. This allows you to know your property tax bills will stay about the same for years to come.

Say in 10 years, the value of your home has gone up 10%-20%, your tax bill (which is about half of someone without a over 65 exemption) remains the same saving you more money.

I noticed your coming in from Missouri. Keep in mind in Texas, there are no state income tax or personal tax on your personal items. When you compare all taxes here to all taxes there...they are about the same. So don't let the higher property taxes scare you...there are other taxes you are NOT paying here.

Well the other Realtors answered your question before I could but YES! There are lots of advantages when you are a senior citizen when purchasing a home. I have represented senior citizens who were given a break on the school taxes, if you are disabled their is another tax break, the homestead exemption is another break if the home is your primary residence. Yes, Texas offers numerous homeowner expemptions and over 65 is one of them that is pretty substantial. Here is a list of all the exemptions - http://www.hcad.org/forms/default.asp?form=7

We also offer a Homestead Exemption which saves homeowners quite a bit per year as well, but it must be your only primary residence - you can only exempt one.

Yes, there is a tax break for senior citizens as well as a homestead deduction which would also help.
