Explain everything to your landlord, ASAP, first thing tomorrow. Do not wait till the rent is due. Offer your help to find a replacement tenant and, DO IT!

Definitely speak to your landlord, offer to pay what you can right now, but do not just let it go and not pay the rent or not tell the landlord of your circumstances.

The last thing you want is an eviction in your personal history. It will prevent you from finding another rental easily if at all.

Speak with your landlord right away. If you are handy maybe you could do some repairs and this will make up the difference you are not able to pay.

To get out of the lease, you need your landlord's permission. Speak with him/her asap. Pay what you can and tell your landlord you cannot afford the apartment any longer. The sooner your landlord can find a new tenant, the better for you. You will be responsible for the rent until a new tenant comes along. If you do not pay your rent, you can be evicted for non payment. A landlord can file that eviction the day after your payment is due. And, although the courts in NJ really favor landlords, non-payment of rent is one of the easiest ways for a landlord to get an eviction order.
