Looking to relocate to Plano, Texas from New York and would like an area which is an easier commute to Dallas.

We have decided to move within the next 6 months or so. I have 2 children so a good school district is a must. We will be visiting the area next week and would like to hear some suggestions as to which community/area that will fit within our budget (200 - 250k). Like to hear from an agent who would like to work with us.

Thanks for your question! I am currently working with a couple of clients who found me through Trulia and I would be happy to assist you with the information that you are looking for. You listed yourself as a Plano buyer, so I assume that Plano is your starting point but you are willing to look at other area communities that might fit your needs.

The North Dallas Tollway and Central Expressway (HWY 75) are the major feeders into Dallas from the north. How far you are from the highways can often make more difference in your commute than how far north you are.

Texas schools are ranked by the Texas Education Agency. Look for individual schools that are rated Exemplary or Recognized. It is more difficult for middle and high schools to reach Exemplary and even Recognized status because they draw from a broader diversity of areas. School districts that are able to reach Exemplary status are typically those with smaller populations and excellent funding (higher property taxes). It is common in Texas for a school district to include parts of more than one city. The Plano ISD includes Plano, Murphy, Parker, and portions of Dallas.

Plano grew out of the cotton fields of north Texas along with the growth of Texas Instruments and other electronics industries. Now home to the corporate offices of several Fortune 500 companies, the area is mostly large planned subdivisions with scattered city parks and recreation facilities like ball fields clustered in a few central locations. There are some areas in Plano that are adjacent to creeks that have more established trees. Most of the homes in the $200,000 to $250,000 price range were built between the early 1980’s and the late 90’s with a few homes as new as 2005. Shopping and restaurants are generally along the highways and major surface streets. There are two malls located in Plano.

Richardson homes are generally 20 - 55 years old with a very few properties from the 90’s through 2001. There are some beautiful creeks that wind through the area and of course Richardson is closer to Dallas amenities. While the schools in Richardson are older, the city has a long history of good education. Shopping and restaurants are located more along HWY 75 or in Dallas just to the west and south. There will be fewer choices of homes in your price range in Richardson than in Plano.

Allen is the first community north of Plano along 75 with homes dating from the 80’s through new construction in the $250,000 range. The Twin Creeks area features excellent schools, more rolling terrain, creeks and trails and a community pool. Allen has a several gorgeous park complexes. The premium for my kids is a natatorium with an indoor water park. Allen has been a little sparse on shopping and dining, but a new mall complex is joining an existing outlet mall on the north end town that will rival shopping in other areas of Dallas. There is also an "urban style" development that combines apartment and loft style living with street level shopping and restaurants in a park and walk type setting.

McKinney is the gem of the area for my money but still farther north of Plano out 75. Of course, I am a little biased having lived in McKinney for almost 20 years. McKinney is a mixture of a historic Main Street America community of shops, boutiques, and one of a kind dining experiences and some of the best master planned communities in North Texas. There are historic or a wide range of pre-owned and new homes in communities with pools, playgrounds, jogging trails, parks, and lakes within 15 minutes of downtown. The terrain is more rolling here and greenbelts and creeks crisscross the area. Adding to the green space are 8 golf courses, surrounded by homes in your price range. McKinney has many excellent schools and some of the newest facilities in the area. There are several shopping centers in McKinney. The major malls are in Allen and 15 minutes away in Frisco, but let them keep the traffic that malls generate. I like the slower pace of McKinney.

Plano is an easy comute to Dallas. We do not have Public transportation as you know it in New York.
How old are your children? Are you looking for a 4 bedroom home? Another great area is Friso. It's newer. I came across a home today 4 bedroom with a pool over 3,000 sq ft for 225,000. Home is 7 years old. Great schools, easy access to Dallas Tollway, If you feel I can help you email or call me.

I have been helping people relocate to the Dallas area since 1975 and am one of the top agents in the area. There are several areas that you may want to look at when considering moving to the Dallas area. Plano is an excellent city and has Dart rail service to downtown in case you don't wish to drive. Plano has some great schools as well. The other area I would think you may want to look at is Allen. Allen is a little further out and has some great schools and is a very nice place to live as well. Most of the cities are family orientated so there are usually lots of things for children to do. Many communities have community swimming pools or of course you might wish to purchase a home with a pool.

Depending on your place of employment there may be other cities to take into consideration. If you work on the west side of Dallas then areas such as Carrollton might be something you should consider. My team and I help over 100 people each year with their real estate needs. I am always happy to work with new customers in our Area. Your options in Plano, Allen and Mckinney are going to be very good at that price range. However if you havent consider looking east of Dallas there are some very good areas that way as well. Rockwall, Forney and Sunnyvale come to mind immediately. Also Fairview would be a great place. Your best bet is really to call an interview a few agents and see which one you feel most comfortable with and have them start working through your options.

Welcome to Texas

Plano, Frisco, Coppell would typically be my first choices assuming you are driving to downtown Dallas.
Dallas is a big place though, so it might depend on what part of Dallas your office is in.

Plano, Frisco, and Coppell are all well know for great school systems and all very family friendly places to live.

Lots of people try to move before school starts. Plano starts August 24, 2009 and registration is in the first two weeks of August. This will be pretty similar for most schools. Interest rates are starting to go up too, so while still historically low, if they keep going up, the faster you can close on a home the better. Just a 1% jump in interest rates could mean $100-$200/month more in interest payments, depending on how much you borrow.
