Tiffanie, Home Buyer in Toms River, NJ

Looking to purchase a home in Naples and our plan is to maximize the rental income on it and use it sparingly if not at all.

Have been looking into gated communities. Can anyone recommend any particular community known to rent better then others? I understand that each community has different rules on how often it can rent. We are open to weekly, yearly, seasonal, wherever we can get the most rental income. Any advice would be greatly appreciated!

It is situated in the beautiful gated community of Carlton Lakes and has reasonable fees of approximately $1,200/qtr. It currently has a seasonal tenant (Jan-Mar) that currently produces over $9,200/annually for only those three months. I realize you have many good answers here. I just want to throw in my 2cents.
Why gated community?
If your looking to build equity + have cash flow, you should limit your costs. Gated almost always = HOA fees. The HOA fees in Naples can be quite expensive. You mentioned in your last comment that you would like to use the property, but income was first priority. If you are buying for appreciation, you need to look for location, plain and simple. Get as close to the beach and downtown as the budget allows. Buying in an established neighborhood with low or no fees will allow you higher cash flow and usually better appreciation potential. There are many golf, bundled, resort style gated communities here in Naples, but in my opinion these neighborhoods are for owner enjoyment rather than investment.
Also, long term rent/lease will provide you with more secure and hassle free income as opposed to short term. Something to factor in to your search.

We do a lot of these types of properties. I just picked up 2 new ones yesterday south of the mall. One is rented already. They are in the $300-400k range.

I wouuld reccomend The Regatta in Naples on Vanderbilt Beach Road. It is a resort style community with boat slips and views of the bay within walking distance to beaches, shopping, and restaurants that will rent weekly and always books up quick. Average rental bringhs in approximately $8000 per month and they are always booked up. Call me to discuss 239-571-0627.

There are several condo hotels in Naples, which allow limited owner access...call to discuss or there are plenty of 'potential' for sale, but need much more info when you say owner wants limited use...only way is to do a seasonal rental. I'm not sure if Naples has any Codo Hotels, but that's the setup to maximize your rental income and use it occassionally yourself. They usually have them in areas with a solid tourist base, because the big rental income is generated through the "hotel" like use of the condo. With big names that everyone knows the nightly income can be $600 and up. Adds up quickly. And capital appreciation is a huge likelihood right now with such low prices. We have some great ones here in Key West, and owners usually end up with vacations here every year, paid for completely by their investment property. Let me know if you'd like to hear more...Jim

Hi Tiffanie, I've worked with many buyers looking to do the same thing. Some viewed many communities before buying. They too were looking for single family homes in gated communities with nice amenities, maximizing rental income to cover mortgage & fees, and use it once in a while, for future appreciation. Some of them bought in Verona Walk, Glen Eagle, Lely Resort (specific communities), and Briarwood. I also handle rentals. These generally are highly requested and otherwise may meet your desired criteria. Feel free to contact me to get you info you need to decide which is best for you.

In addition to other comments from agents, I want to add that the price of the house and the home association fees will be a big factor in what your cash flow will be. You have to ask yourself:

Is the rent going to be high enough at one home to make it worth the higher price of a lower priced comparable home?

Which management company will provide the services I want and at what price/cut?

Is it in a location that will be desirable, or at least is the most desirable for the rental cost, which will stay occupied the most?

All of these questions and more are what you need to ask an agent and management company.

One gated community that has reasonable priced homes with low HOA and consistent renters (weekly and monthly) is Briarwood Subdivision. The community has a guard at the gate, and a 24 hr street patrol car. The HOA dues are $900, homes are in the $250s-$400,00s, and the community includes 2 pools, 2 tennis courts, playground, sand volleyball court, and basketball court. Many of the homes also have private pools. The rents are in the area of $1200/wk-$2000/wk (out of season) and $2100-$3000 (in season).

If you are looking at single family homes I would look at Briarwood as there are 12 times yearly and weekly in there. In process off aquiring one for client just this week. It is already used for this and will be keeping same management company to continue rentals. There are of course a lot of choices so depending on how much you want to be able to rent.

What kind of return are you looking to achieve? After paying principal, interest, taxes, insurance, homeowner association/condo fees, and maintenance, you may be disappointed in the return. However, as the market trends upward, the investment value will be more in the potential appreciation versus annual income. Please feel free to call me to discuss in further detail.

There are many great communities in Naples that have homes for rent. Our rental market is hot, it follows the housing market.
Seasonal rentals are usually closer to town, but you can rent annually most anywhere. The "most rental income" needs to be evaluated in relation to your purchase and operating costs.

thank you for your responses. We are looking at single family homes in gated communities with nice amenities. We want something that the rent will cover mortgage & fees. it would be a bonus if we were to use it a couple weeks out of the year but not a priority. Our priority is to maximize the rental income and definitely buy somewhere where the value of the home will appreciate.

Depends on what you are trying to get as a return. Are you looking strictly at ROI? Appreciation potential? What type of product....Single Family home....Condo....villa....etc.? School District is very important in Naples....
