Looking to purchase a condo in Delray Beach .Are there any 55 communities, that permit some younger buyers?

Im looking for a nice condo for mysef-not to rent out.Anybody knows about any 55 communities,that will allow younger homeowners to come in? Or can I purchase it for my Father's name and live there myself?

These are 55+ communities, whereas the condo docs state this. If you have a condo in mind, I can advise you the association telephone #, and you could call to see if they would allow you to purchase/rent. Some are being lenient in rentals, that I know of.

Huntington Lakes is definitely one that will not allow younger buyers.

The condo regimes are harder to crack on their 80-20 rules than the single family communities or townhouses.
Most people end up buying for a parent and just using it as a visitor and getting visitor access.

I am listing this week a gorgeous condo in Coral Lakes - 1500sf, designer finished, 2br + den - upgrades everywhere...this is a great and active community.

What is your budget?

Feel free to call me today....561-504-6949 and I can make some more suggestions. I know one community of single family homes that is "active adult" where I sold to some people in their 40s with teenage kids just as a vacation home. The association is very relaxed and has a great pool area.

Hi Sylvia...

As of today, I may be looking to sell my condo in Delray Beach, Florida (Huntington Lakes - Strathmore Lane)
My mom passed away a year ago and I spent last year cleaning it out, etc. I have it rented right now, but only for the past couple of months. (great corner unit, 3rd floor, gorgeous club House and amenities.)

The 80/20 rule is not set in stone...it is up to the community when they should and could enforce it. For instance, Palladium in Boynton Beach does not enforce adult/over-55 at all...but Valencia Shores will not allow any owners under 55.

The question that stands is - "How Young?"...and what are the rules for people under 55 living there.

We could chat for a short while on the phone and come up with some options for you. You do have to understand that you will have to get approved by the Homeowners Association / Condo Board one way or another.

What price range are you in? A few months ago I heard of one established condo subdivision that opened up its age requirement to those under the age of 55. Unless they've reached their quota (80/20) rule perhaps there might be something there to suit your pocketbook.
