Looking to invest in SFR's with a buy and hold strategy....
are banks being price flexible with their REO listing agents yet? What about builder distress closeoutis...I would like to know if some serious discounting is taking place in Desoto yet.

FIRST ANSWER
Some are and some are not. I have seen some great reductions as they hit the market and then some that as we make an offer are not very flexible. Just be prepared to make an offer quickly as they hit the market, because the great ones do go fast. Ex: A 4200 sq. ft. (builder's home), brand new, foreclosed, sold for
$ 224,000 just recently.
