I found a 2br house in Belmar and need help deciding whether or not this is a good investment for what the seller is asking. I am a first time home buyer. If anyone can leave their contact info/email address, I can provide the address and further explain the situation for any advice. thanks

Hi Chris,
Congratulations on your decision to become a homeowner! Deciding if
this purchase will be a good investment will also have to do with
your intended use of the property. Are you looking to live in it
year round, seasonally, or use it as a rental property.
Depending on your intended use, the same property will have different
answers to your question. I can say that in general, 2 bedroom
houses are difficult to sell. That will affect you when you decide
to sell, as well if you decide to rent.
Belmar's market has been continuously stable. If you can get in at
the right price, you should see a favorable appreciation rate in the
years to come. The median prices in 2008 were up over those in 2007.

If you would like to discuss, you can reach me through Trulia or my
website below. (I will be putting up all the median sales prices
comparatively between 2007 and 2008 in the next few days for the
shore towns I represent. The results may surprise you!)

Hi Chris,
Congratulations on finding a house you like - it's a great time to buy, as you know - with inventory, low rates and affordable prices! I am very familiar with this area, most recently having owned a home in Belmar. I'm not sure if you live in the area, but certain areas are more desirable and valuable than others. I can assist you with evaluating the property as well as negotiating the best price for you, regardless of the asking price. Feel free to contact me on my cell at 908-309-9405.
Good luck!

Chris,

Would be happy to assist, providing you are not currently represented by an agent. I spend alot of time showing Belmar properties and know the area well (it was also once my personal stomping ground, way back when . . . or how do they say today . . . "back in the day." If I don't have an answer for you, I can easily find one as many of my Realor associate also do business and/or live in the area.
