As far as property value and future appreciation, if you're looking at a house for an investment (whether to live in or rent out or whatever) then I would take a good look at this and it looks as if Hasbrouck Heights has higher median sales prices based on trulia.
If however you're looking for a home to settle in, enjoy it for yourself, and raise or start a family, I would not worry much about future appreciation. For one, housing prices are not going up any time soon and when they will start, it will be probably closer at the historical pace of around 3-6%. The more important thing is finding a nice home which you enjoy in a nice neighborhood which appeals to you.
Maywood is a neat small town that is close to everything, for the most part without traffic, except for Passaic street during the holidays, due to the mall. Also the Bergen Mall has been expanded greatly so that area can see an increase in traffic...
Ask any more questions you have, but If I were you, I wouldn't put too much emphasis on future appreciation, that is speculating and shouldn't be a factor if your looking for a home and not an investment. Both towns are nice.
Since the two towns are adjacent, and you are not locked into either, I would suggest you look at properies in both and let the right home be your guiding factor.
Each town has its pluses and minuses. Personally, I prefer Maywood, taxes are lower, nice variety of housing, very convenient to Rts 4, 80, 17, and what was said about the school systems is accurate although I'm a firm believer that a motivated student with involved parents can receive a quality education anywhere in Bergen County, no matter what test score averages are published.
In Hasbrouck Heights you have your own High school but in Maywood you have to use the Hackensack Highschool District! So that may sometimes be important to some buyers. Otherwise both are very nice towns. for more info e-mail me mia@villonrealty.com
Depends- what price range in the town, specific location and condition of the home--that all should be factored- schools. I like to say price=size+condition+location.
So, if you see a great big house that looks perfect and too good to be true for the price--the location is probably not the best. So it depends what you want-from the purchase.
