Since I last posted, I thought I'd refresh the information I can give you. I searched the MLS for you again and for townhomes in Edison, Metuchen or Woodbridge, listed up to $340K with minimum 3 bedrooms and 2 baths that are not short sales.

Answer to your question is that there are several properties in this price range. What I would recommend is to shorten your location criteria.
North Edison obviously has good schools compared to the other two you mentioned. Metuchen follows North Edison.

To follow up on my previous post and comments, here is some more information for you. As of this posting here's what's available in the following towns/complexes

Edison:
Heatherwood has two units with 3 bedrooms listed at $349,900 and $337,000
Victoria Park has four units, BUT only two have 3 BR-2.5 baths , both listed at $309,900

Metuchen:
Central Square Park has two units but both are only 2 bedrooms listed $339,900 and $399,000
Franklin Park has 2 units but both are only 2 bedrooms listed $349,000 and $355,000

Woodbridge:
Sharon Gardens has two units but NEITHER is 3 bedrooms. One is a 1 bedroom, the other is 2 bedrooms.
Maple Hill has 2 units but only one is 3 bedrooms listed at $349,900

There are three other units available in the aformentioned towns available with 3 bedrooms-2.5 baths, not listed above.
One is in Center Village in Woodbrodge listed at $259,900 (off Rts 1/9)
One is in Highview Terrace listed at $314,000 (near Woodbridge Mall)
One is in Kelly Street Plaza listed at $279,900 (near Menlo Park Mall)

In Edison you have to check in Victoria park,village point ,heather wood villas in 325 to 335 range and plus new 3 beds huge condos in center place off woodbrdige ave.

In Woodbridge you can check in High view manor ,Sharon gardens or maple hill.

In Metuchen condos in Franklin park or central square in that range.

Dear Orange,

In North Edison and Metuchen, the prices for ANYTHING 3 bedroom and 2.5 baths (single family or condo) tends to be a bit higher than $325K. That's the price you pay for good schools and proximity to major highways, shopping, trains to NYC etc.

(For example for single family homes right now there are only 5 houses with 3 bedrooms and 2.5 baths in both areas and they are listed at $479 to $750K !!!)

As a matter of fact in North Edison and Metuchen, as of this posting, there are only three condo units listed between $330,000 and $349,900 with 3 bedrooms and 2.5 baths. There are, however 9 units listed between $372,900 and $549,900.

FYI: In the last 90 days there were 10 closings of 3 bedroom 2.5 bath condos in North Edison and none in Metuchen at all. Sale prices ranged from $290K (an anomaly) to $450K. Median sales price was $353,750.
