Being a buyer today is the driver's seat you want to be in. Interest rates, incentive. It's a no brainer. What I don't understand is why you wouldn't want an expert who does this everyday, in your corner, looking out for your best interest. A realtor is a negoitiation expert whose fiduciary duty is doing the best job possible for their client. An agent has all information at their fingertips not just the internet you are going to, to find available properties. Beside, the seller pays the commission, not the buyer.
I'm sure there are many professional agents in Rochester who would do an excellent job for you.

You will be able to select everything from the roof color to the cabinets, have the size and style you want and have everything brand new. You will not have to settle for a "almost new roof" dated kitchens, pink tile or a one car garage.
