Looking in Lake Grove, centereach area, Are the schools in Sachem S.D and Middle Counrty S.D that different?

Looking at the price difference/tax difference of houses on the lake grove/centereach border and it is HUGE! For example....a 3BR house in Lake Grove on a 1/4 acre is 400k with 8K takes, while three blocks away in Centereach there is a better 3BR house on a 1/4 acre for 325K and 5,500 in taxes. The only differece is the school system. Is Sachem S.D really that much better than Middle Country?

i always prefer to let the buyer make the decision on what criteria they feel makes one school district

I'm not an agent but i live in the area. I don't think the school districts are much different. But Centereach has some shady areas and taxes will be lower in those areas. the "worse" parts of Lake grove would compare with the middle to better sections of centereach that is the difference in taxes. Plus depending on year built you may be able to grieve the taxes. There was alot of new construction in the area through the boom and taxes were set on the inflated prices. Although in general 5500 throughout centereach, lake grove, selden would be pretty cheap taxes

Buying by "school district" is something many people do. At the end of the day - you might find that one of these homes is either for you or not for you. Have you seen both of these houses in person (makes a huge difference). What constitutes "better" is totally subjective and up to the buyer.

How they're priced is simple - there may be more value in the Lake Grove area - whether or not another home is 3 blocks away or not. But that's the market, you are comparison shopping. It's like when you go to the mall - one jewelry store has a diamond ring for 999 and another has the "same ring" for 4500.

It's all about the cut, clarity, color, etc. Dig deeper and you'll find other differences between the homes and areas. Or, the lake grove house may just be overpriced or the centereach under priced...

As aRealtor I gree log oto greatschools.net for school info. As a former resident in both the Sachem and Middle Country Districts all I can say is that my children did well in both districts.

There was a guy who posted on here a while back about school districts and how people can get so caught up in them. At the end of the day - if you like the house, the neighborhood is where you can see yourself and your family living and growing - and the price is affordable and suits your family budget - then buy it.
Complicating things further will only keep you from moving forward. Plus, there's a gazillion places to see school rankings and visiting the websites for the schools (use google) to find out about programs can go a long way in helping you learn about the school district.
Here's the thing that's most important: Do you have an agent that can tell you information about the properties you look at that will assist you in determining the price you should pay AND do you have an agent that can help you submit offers that WILL get accepted?

There is besides Fair Housing Laws other reason why Realtors may not and should not be answering this question. The most logical approach would be to look at the New York State Board of Education information of School Districts which will give you a tremendous amount of data as how the students compare academically as they relate to each school district.
As a former educator, I can inform you that although this data can lead you to believe that one district may seem better then another, the difference sometimes are more subjective then they are objective. Socioeconomic data, as you can look up on US Census Track, as it relates from one area to another is still yet another parameter educators will look at the overall performance of one area to another.
