The Dallas Business Journal wrote today about one of the areas in Plano I was talking about:

"The Web site also ranked areas across the nation where homeowners can access affordable homes in high-quality school districts. That list includes Plano neighborhoods north of Spring Creek Parkway and west of U.S. Highway 75 as areas where housing is still affordable and children have access to quality education, the survey said."

Those are easy to find. I'm putting together packages of 3 and 5 rental properites in the Plano school district for clients now. I use a pre-foreclosure report to contact home owners who have been noticed for foreclosure. My investors submit an offer, we submit the offer with the lender's short sale packet. That stops the foreclosure. If the investor offer is 84% to 88% of the APPRAISED value (not the market value, and the initial offer gets the lender's appraiser out to the property), then everybody wins. I get the list once a month and there will be about 1000 homes on the next list.

Also, I recommend rental properties in exemplarary school districts. Plano is the hottest area for this now.
