I would like to clarify the difference between a Lease Option and a Lease Purchase because these two terms are often misunderstood, even by Realtors. To put in simple terms, in a lease purchase you are actually buying the home with a delayed closing date and you are requires to put money in escrow that is not refundable if you walk away from the deal at the end of the lease period. In a lease option you have the option to walk away from the deal at the end of the lease and get any escrow funds back.
