Now is the time to buy investment properties, with prices low and intrest rates now lower, you can go wrong. Did you ever consider maybe Perth Amboy, there a few condo and townhomes, avaliable now with prices you cant beat. They are on the water and with the ferry and the town rebuilding everything, you might want to consider that area too. They rent for a good price too. If you are intrested let me know.

Dear David, you are very smart investor as Rutgers University has huge demand on housing this year due to unexpected increase of enrollment... as you can see:
" Increased admission acceptance and more returning students - some requesting on campus living - caused a housing shortage of nearly 500 students that pushed the University into a corner with some tough decisions to make. I know many Rutgers parents came to buy houses for their kids going to Rutgers Univ over the spring and summer time from all over the places. Notes, about 13% of Rutgers 38,000 students from out of NJ, and many who do from NJ from area not commutable from Rutgers.
So, I suspect you can find anything fall into your requirement, because they are all SOLD OUT! I guess that's why our Trulia realtors were not able to post any such great investment properties...

I did a quick search at realtor.com for you on "multi-family" house (147 left only, but many somehow not at New Brunswick but at North Brunswick) http://www.realtor.com/search/searchresults.aspx?ctid=21878&
I was not able to identify too many can be close to New Brunswick Train Station.
However, if you are familiar with New Brunswick, around Train station are Rutgers Univ, Plaza, Courthouse, County Seat, dozens of restaurants, Hyatt Regency, Johnson Johnson, Robert Wood Johnson Hospital....etc you really do not see any residential house, not to mention multi-family. as you can click to see the street view and sattelite view ... http://maps.google.com/maps?f=q&hl=en&geocode=&q
