Investor 2011, Real Estate Pro in Laurel, MD

Looking for input for 2BR/2BA condos at he Vineyards At Nassau Valley (12001 Old Vine Blvd)- area, recent sales, condo fees, project status, etc

Any help about this property would be helpful?
1. Condo Fees for 2BR/2BA?
2. Area- positives/negatives?
3. Recent sales for 2BR/2BA- what kind of negotiations are acceptable (lower price, free options, free maintenance fees, and any promos which worked to sell units? What are recent sales for these units in last 2-6 months. Have prices been lowered due to slower demand?
4. Will they lower prices during negotiations or has any agent negotiated lower prices than advertised?
5. Project started in 2008 and read 12 phases/10yrs and initial phase is slated for completion in 2012/2013- what are your thoughts as a realtor selling this property of where they are and what is still left to accomplish here for next stage?

Condo fees ~ 1600.00 yr Ground rent ~ 1850.00 yr Taxes ~ 1000.00 yr ...Close to Rt.1, the Lewes Beaches and town, Rehoboth Beaches and outlets.... 2 recent Realtor sales recorded...265,000 and 333,642....

Does anyone have any information on recent sales at this complex? Please email me at smsanj@yahoo.com so I can see how many have been sold and what they are selling for. Does Delaware have a public database (state/county) for access to this kind of information? Thanks again regarding this inquiry.

Condo fees typically include the master insurance, maintenance of the common elements, upkeep of the property, etc.. Ground rent means you are leasing the land your property sits on for 99 years.
It is a good location and should be a very hip community when completed.

Currently not working with a Realtor. Just trying to get some general information as drove by it over the weekend. One other question- I have read something about condo fees as well as ground rent so what is the difference? Thanks.
